This is a no reserve auction with the high bidder owning the property. The parcel  is a 1.84 triangular shaped piece of land approximately 6 miles east of the intersection of Interstate 10 and State Highway 111 in Indio.  It is approximately one mile north of the westbound lanes of Interstate 10. It appears to be relatively flat with what appeared to be native brush on it. The elevation of the land is approximately 600 feet.  According to the plat map provided by the Riverside County Assessor's office it is very near the intersection of 46th Avenue and Buchanan Street; however these streets only appear to be on the plat map for future development and don't appear to currently exist as can be seen from the photo of the area. Not very far-just a few miles away-are the Spotlight 29 and Fantasy Springs Casinos. The roads existing on the plat map would indicate that sometime in the near future as the economy recovers this area is definetly in the path of progress.  From most accounts that I have read the Coachella Valley is very much a growth area as the baby boomers along with families have dramatically increased the population of the desert area in the past decade.  The assessors parcel number is 603-200-031. Part of the legal description locates the parcel in the north half of the nothwest quarter of the northeast quarter of Section 25, Township 5 south, Range 8 east, San Bernardino Base and Meridian.  The exact location of the property can be seen by copying and pasting the coordinates of  116.0987W, 33.7088N on googlemaps.com.

 The taxes are current through June 30, 2009.   The next tax bill which is due December 10, 2009 and all future tax bills are the buyers responsibilty. I purchased the property with title insurance and I guarantee the property to be free and clear of any and all liens.  There is a $199 documentation fee added to the winning bid to cover the costs of the auction.  We accept paypal or certified funds. The buyer must contact me within 24 hours after the end of the auction and must pay in full within 72 hours. Please do not bid if you do not have the cash on hand or if you do not intend to honor your bid-all bids are considered a binding contract.  All information is deemed to be from reliable sources; however nothing is guaranteed and the buyer is urged to do their own due diligence as to the suitability of the parcel for their usage. This property is sold as-is and where-is and all sales are final.
