Hi, OFFERING FOR SALE BY OWNER A 119 ACRE MORE OR LESS FARM IN NORTH WEST MO.  A HUNTING PARADISE. HAS 92 ACRES OF TILLABLE LAND,Which is setting in Crop reserve Program right now. LAYS IN A OBLONG TRACK BETWEEN 2 GRAVEL ROADS AND HOMES FACE  BLACKTOP .
The land is a mixture of crop,pasture, and timber land with 2 ponds.
 This farm has two  homes, the First one is a 1999  model Double Wide Mobile Home with the Northern Belt Package and double pain windows and extended eves. 
Setting to south of the older original farm home. This is the Owner's son, who  has been transferred with his job out of state, and needs to sell it also...it is included in the bid. the Double wide  is a 4 bedroom home with 9' x 12' wood deck on front, and preformed cement steps in back, also has a 20' x 16' metal car port in back of home. has Coleman forced air LP gas furnace and central air which is in good working order.the Home is in good condition with some minor damage inside. 2 bedrooms are  12' 6" x 9' , another is 15' x 12' 6" and the Master  Bedroom is 13' 6" x 12'. Large walk in closet in it, and the other bedrooms all have closets. The master Bath room is 12' 6" x 9' and has Large corner Bath tub and a walk in shower , and has linen closet. (in this bathroom the vanity sink does have a chip in the side of it.)
The other Bathroom on other end is by other 3 bedrooms and has tub shower combination and is 9' x 4' 3".
The Kitchen is 14' 6" x 12' and has double stainless sink and lots of cabinets, the open dinning room is 11'6" x 12' ... 
The Family-Living room is 21' 6" x 12' .
The home has carpet threw out except the bathrooms and Kitchen-Dinning room and utility room have vinyl floor covers. the utility  room is 8' x 8' and has washer and dryer hook-ups,and has the furnace, and 200 amp breaker box in it.
Has a septic tank ..  Rural water.
The home is in pretty good condition, but does have few stains and lose seams in door way in the carpet and few scuffs and some small wholes in vinyl floor coverings. Has 2  metal clad  32" entrance doors . Vinyl  double pane windows.
The outside is in good condition, has vinyl siding, and I only noticed there was a corner piece of molding needs replaced . the roof  is only 3 years old with fiberglass 30 year shingles.   The car port is a big one and well built metal, but there is some pieces of the side metal missing from a strong wind.  Gravel drive and white wood board fence along front. Both homes face State Hwy. W.
 
Just up the road to north is the second older 2 Bedroom  Ranch style Home built in 1956  that is livable , but could use some work. it does have hardwood floors in most of it, that are good but do need  refinished.
The kitchen is 24'6" long and 10' wide. lots of room for the dinning area on one end. has Several of windows for good light.  The Living room is 20' x 13' and that is room I show with the hardwood floor after pulling up carpet. the Master Bedroom is 13' x 11' 9" and has a closet.  the second  Bedroom is  12' x 10' 3" and also has closet, there is also built in drawers and linen closet in hall between Bedrooms and bathroom. The bathroom is 10' 6" x 6' 6". The home  has a Utility room with washer and dryer hook-ups which is 13' 9" x 8' 9". Has 2  - 32"entrance doors , and windows are wood with aluminum storms and storm doors. has older Lenox LP gas furnace and central air, which do work, but are not very efficient.  Is set up for a wood furnace.  100 amp fuse box,  electric water heater in working order. has concrete septic system in working order.
Has rural (city) water and a cestrum system in basement. Does have a  concrete block basement that is damp at times. When I was there is was damp in areas  after a rain, no standing water. the home is older and could use some sprucing up. The roof was new in 2005 and in good condition.
There are not any good out buildings left, the Barn recently burnt .  Is a  metal grain Bin. The sheds on the farm are not in good condition . The farm  sets between two well maintained gravel roads and blacktop State Hwy W. Has several accesses from  all three roads. some fences, but do need repaired.  both ponds are good and could be used for watering life stock.
 
Right now there is 92.7 acres of this farm setting in
 
CRP and the payment is 6,026.00 a year, and would go to the new owner, which comes out of the program in 9-30-12.
 
 after that the new owner may put it back in or start
 
 tilling and row cropping the land. The farm also has a
 
 nice creek running threw it that the wild life thrive on.
 
This is truly a hunting paradise, with some of the Big North west Mo. Bucks on it, and Quail, Wild Turkey,and I did not see any Pheasant, but with the land setting idle and  neighbors fields I would say it does.
    
The land sets in Sullivan co.
 

  Property taxes for the two homes and land is 1,360.00 a year. You are in Grundy R- V (5) School system ..  grades K-6 go to Humphreys  and 7-12 go to Galt, Mo. Small school system which means it is great for the children  to learn.  Closest town is Humphrey's which is 2 miles, but all that is there is a Gas Station , Post Office and nice small community center and  Small Pretty  park and homes, did see a small band stand that is is still used during the County fair. the population is 164. the next town to west is 7 miles which is  Galt, Mo.  A small friendly farming community that was founded in 1881 . The town has population of  275 and has a small Grocery Store, Feed Store, Cafe, Gas Station, Post Office ..

Larger  town to east 15 miles is Milan, Mo. which does have Large Pork Processing plant .

Larger town   21 miles to  west which is Trenton, Mo.

Trenton has a College .  New Hospital is being built, and Life flight is stationed there. Has several stores and Restaurants, Gas Stations, and much more. think population is around 7,000.

 20 miles south of Trenton is Chillicothe , Mo. .....That is were the super WalMart and Lowes  are located. The Farm is  located  around 115 miles from Kansas city , Mo and about same to Des Moines, Ia. There is a air-port at Trenton.
