There are many people who consider Apache County one of the most beautiful and spectacular areas in all of Arizona. The terrain of the region is typically flat to rolling with frequent outcrops of ancient sandstone and deeply incised river canyons. The 13.98 Acre property is nearby scenic attractions like the Petrified Forest, Grand Canyon, Painted Desert, and Monument Valley.

The property is 13.98 acres of flat desert land with beautiful mountain views and close to major highways. We have never been to the property, thus we do not have any photos to show you of the land. There are no mortgages or any known encumbrances.  The title is clean.  Note that this is a CASH SALE and the winning bid PLUS the closing fee is the total purchase price.  The BUY NOW price of this parcel is only $12,000.  However, bidding starts at only $1 and this parcel will sell ABSOLUTE, regardless of price, at the high bid plus our closing fee of $399.  So, please note that if you bid, and you are the winner, your total price shall be your winning bid plus the closing fee.  Thus, if your winning bid is $4,000 the total price would be $4,399 plus the back taxes which as stated below are $468.54. The following narative will assist you with the location of the property:

This property is in the land subdivision area about 6 to 10 miles west of Route 191, where Route 61 intersects at the Witch Well Ranch Trading Post and RV Park.  The lot you're looking at is approximately 25 miles of driving, southwest from the town of Saunders at Exit 339 on Interstate Route 40, Hardscrabble Road, also known as Ranch Road is a right turn, towards the west, off Route 191 about 13 miles south.  At the same spot, Antelope Road is a left turn to the east, Hardscrabble Road / Ranch Road leads into Arizona Estates from Route 191.

 

  It's about 35 miles of driving from the town of St. Johns, zip code 85936, north and west, to get to Arizona Estates.  That irregular Y-shaped junction where Route 61 joins Route 191 makes an excellent landmark for locating where Arizona Park Estates is to be found.  Not a half-mile north of the intersection is where all-year maintained "improved" dirt road known as Apache County Route 7230 (Apco 7230, CR 7230, also formerly referred to as Witchwell Road) joins Route 191.  This is a sideways T-junction, so you can only go in one direction on this road, which leads to the subdivision.  From St. Johns, it's a left turn to head west.

 

  "Go west, young man!" said newspaperman Horace Greeley around 1880.  So, to get to Arizona Estates, you turn off Route 191 and go west (of course).  Way before cell phones, satellite dish TV, solar power, ATV's and dirt bikes, the man was absolutely correct.

 

  There are people who live the very rural setting with "off-grid" homes. Mostly though, people with RV's go to their land to camp.  The country is on the ridge of the Colorado Plateau at about 6,000-plus elevation.  The Petrified Forest National Park is only a few miles to the (of course) and is so large it completely blocks the way to the town of Holbrook.  To go (of course) west to this town 60 miles away, you'll have to drive about 85 miles, via Saunders.

 

  Arizona Park Estates is in the midst of the cattle ranches of the Navajo Native American Nation.  This area is very much in the west.  The land is in the high desert, over 200 hundred miles north of the low desert at our southern border with Mexico.  It is noticeably cooler than Phoenix during the hottest days of summer with real pine forests to be seen.  It ain't just sandy desert.
