CLOSING COSTS:  Additional costs, above the sales price, will include: 1. 2% of the sales price – transfer tax. 2. $82 – Deed recording. 3. $100 – Conveyance fee. 4. $250 – Closing fee. 6. $137 – Document Preparation fee. 7. Prorated taxes for the rest of the year.

CONDITIONS OF SALE:  Immediately, at the conclusion of the auction, within 24 hours, buyer shall contact seller, via email or telephone, and provide:   1. name(s) to be placed on deed.  2. address.  3. ALL phone numbers, in which seller will send buyer a Settlement Sheet, disclosing the Total Amount Due, which includes purchase price, and closing costs!  Buyer is responsible for the local & state fees, to transfer the property, 2% of the sale price, which will be denoted on the Settlement Sheet.  Total Amount Due shall be mailed or wired to our title company within Seven Days of completion of auction.
