DEADMAN LAKE, ALASKA!

I have walked all over the southern half of Deadman Lake, and have taken close up picures of the rest of the lake from the plane. This lake is wide and deep. The fishing is great (Northern Pike and trout) and moose are easy to spot. There are approximately 4 cabins that are located on the east side of the lake and 1-2 cabins on the NW side. Most of these cabins are only visited once a month or once every 2 weeks. All of these cabins are no where near this lot so you can have the utmost privacy. The neighboring cabins have very nice and helped people.
This parcel consists of 4.8 acres and is about 650 feet to the lake. There are many flat, beautiful, buildable areas on this land as other areas slope gently toward the lake. Deadman lake has approximately 4-5 cabins mostly on the east side and one rental lodge. The winner will get more info on charter flight pilots and helpful phone numbers in the area to get you started. I also have the number for the cozy rental loge that the winner will get. I stayed there and the people are very nice and very hospitable.
The lake is stuffed with northern pike and other fish. Moose, bear, and other wildlife are plentiful. There is a rough path that goes around the lake that is marked with pink ribbons part of the way and this path appears to be the subdivision road which is on the north boundary of this lot. See picture 12 of the subdivision layout.
Access is by float plane or by snow machine. There are no roads leading to this lake. There is a path from Manley Hot Springs that will bring you to the lake, but it's my understanding is that are couple spots that are too rough on an ATV. There are charter flight businesses that can easily haul building materials and equipment to the lake by plane in the winter or summer. Most material hauling is done in the winter because it is easier to pull the building materials on a sled by snow machine. The planes use skiis to land. There are no restrictions to build. Just don't pollute the lake water. For example, having an out house too close to the water, or the outhouse hole is not dug deep enough. Trash should be burned and the remainders brought back home.
When I was there, could barely see the lake. The trees were blocking my view. When or if you build, you will have a great view of the lake and the surrounding large hills.
A small thin snow machine in winter is the best way to get around and explore new area.
This is the best deal for a premium lot on Deadman Lake. All of the lots on Deadmn are sold. and no one will meet my asking price. Some people are trying to sell land less valuable for double.
UTILITIES:
A water supply would be from a simple well system or filtering the lake water. Either way you choose, you will have perfectly clean drinking water.
Electricity will come from a quiet inexpensive generator, or by using solar panels. Both of these methods are commonly used by people living in remote areas.

The price of the 4.8 acres is $6,500.
With a down payment of $300 the monthly payment for 9 years is $93.79 at 11.9% interest. Your first payment is not due until Dec 1st, 2009. There is no prepayment penalty. You can choose the number of years that you want to finance. If you want to know what your payments will be on different terms, just ask and I will respond with the new calculation. You are allowed to resell this property while it is under contract.
Once the down payment has been received, a complete package including the simple notarized financing agreement, many detailed maps, printed pictures, charter flight pilots and all of the information that I have on the property will be overnight mailed to you. Then, just have the financing agreement notarized and send it back. The Warranty Deed will be recorded with the Alaska Recorders Office in the Manley Hot Springs Recording District once the land is paid in full.
