PROPERTY ACCESS: Lock boxes or combination locks are normally on each of the properties. After you have viewed the outside and want to gain access, please call the number below.

PURCHASING THE PROPERTY:  Once we have a verbal agreement we will then mail or fax to you a real estate purchase agreement. You will need to sign it and send it back to us along with $1,000 earnest money check (non refundable).  

       Cash Buyers: For those paying cash we prefer to use a local title company or attorney near the property,  and close the transaction through them. If closing through a title company or attorney and getting title insurance then we can issue a "warranty deed" to the property. We can only issue a "quite claim deed" if you do not close through a title company. The reason is that is what the banks issue to us. If you prefer to save closing costs and not use a title company or attorney then you will receive a quite claim deed once we have received all funds. Do all your due diligence prior to making an offer. Any estimated values or monthly rents expressed are based only on realtor estimates in that local area and are not guaranteed. 

       Owner Financing: When we receive your contract and cashiers check or PayPal we will then mail to you the loan package; including disclosures, note and contract for deed, etc. These documents will need to be signed, notarized, and overnight mailed back to us. If we are owner financing then we require the down payment and 1st month’s payment prior to taking possession. You are responsible for all property taxes (past, current and future) and insurance. The term of the agreement will depend on the condition of the property. We prefer a 6 month term agreement with a balloon payment. We will do longer term financing if the property needs extensive work, or you’re providing a larger down payment.     

LIENS, TITLE AND TAXES:     All our properties are bank forecloses. Any bank liens that existed where dissolved at time of the foreclosure sale. There may be delinquent property taxes or city utilities owed which is the responsibility of the buyer. If available we can furnish that information prior to an agreed upon offer. We have clear title and sell each property "As-is,Where-is" with no guarantees expressed or implied.
