The Suite:
Sleep in a famous wrecker’s house! Suite 505 is on the second floor of the beautifully restored Delaney House. Tall antique windows look out of the living room onto the high branches of the majestic Banyan Tree. This suite opens onto the historic home's original large wrap-around covered balcony overlooking the front gardens and Whitehead Street. The apartment has a loft-style bedroom and a spiral staircase. It features very high ceilings, a spacious living room, great natural light through the large windows and is comfortably modern with two televisions and central a/c. This one-bedroom apartment sleeps up to four people with a Queen-sized bed in the bedroom and a Queen-sized sleeper-sofa in the living room. It has a fully equipped kitchen, including full-size refrigerator, stove with range, all dishes and utensils, coffee makers and microwave oven. Also, blenders are standard in Paradise! The bathroom has a large shower and plenty of storage space for toiletries. This beautiful suite is one of the most popular in the much-photographed Delaney House.
Ownership & Use:
Banyan owners are the deeded owners of this gorgeous estate; and the resort is completely controlled by the Owners' Association, which elects a Board of Directors each year. The Saturday to Saturday dates of week 32 in 2010 are August 7 - 14. The new owner will be responsible 2010 maintenance fees at closing (approx. $850). The Banyan has been completely sold out, so unit/weeks are now available only in the resale market. Owners at the Banyan, like homeowners, have the right to rent, lease, sell and bequeath their property. The Banyan has an excellent rental program, an in-house exchange program, and is a member of Interval International (all 52 weeks are prime-time “red” weeks in the I.I. Exchange).
Funds & Closing:
Within 2 days of winning the auction, a sales contract will be delivered to the purchaser who must return it to Broker signed, with a deposit check for 25% of the purchase price, within 2 days. Closing will be handled by a qualified title company. Closing costs include document preparation, documentary stamp taxes, recording fees, courier costs and title insurance and add up to approximately $550. These fees will be paid by the purchaser. All funds due via Cashier’s Check at closing which will occur within 30 days of auction.
