Bidding & Estimating Janitorial Contracts

The First Step... is If the client invites a bid from your company - or agrees to receive one at your request - the next step in the sales process is to develop a proposal for providing services to the account. Most proposals include detailed cleaning specifications that describe the services you will provide, indicate the price for these services, and outline other contract terms.

The Second Step... in putting together a proposal is to develop a bid for the job. This involves analyzing your costs and establishing a price for your service based on the needs of the client, the specifications, an a building walk-through.

The Building Walkthrough

The Third Step.... One of the most crucial steps in developing an accurate bid is to conduct a detailed site  inspection of the property, regardless of whether specifications are provided to each bidding contractor.

The primary goal of the walkthrough is to gather technical information about the building that will affect performance and cost. However, the walkthrough also provides you with an opportunity to gain other valuable information that may help you win the bid.

Cleaning Specifications

The Fourth Step ... is Cleaning specifications are the heart of any proposal, regardless of its length and complexity. These specifications identify each area of the building to be clean, the specific cleaning tasks to be performed, and the frequency with which these tasks will be performed.

Because the specifications describe both the cleaning tasks and their frequency, they are essential to calculating the cost of maintaining the account. Another key component to this calculation is the square footage of various parts of the building, which you should determine through a site inspection.

Bidding & Estimating

The Fifth... Step creating an bid estimate, from the specification's, you collected from the building walkthrough, You simply need to go to The Janitors Edge® PRO PLUS Bid Sheet, select the sub-location the work is for, and add the task. If the task is measured by sqft/hour, the required information will be pulled from the information you have entered from your walkthrough. If the task is measured in Units/hour, you simply need to enter the number of units.

Question

  • How do I estimate a building?

Answer

To estimate a building you must find out the daily service time and total amount of time estimated to perform all daily tasks. These estimations are quite easy to compile with The Janitors Edge Bidding System.

When you are estimating the building, rather than look at the building as a whole, look at each area by area and tasks by task.

The most widely used office cleaning bidding software in the cleaning industry Today!

SCC Cleaning Company Ltd

I am the owner of a 6 year old commercial cleaning company. I just received this The Janitors Edge Pro Plus last week and have found much useful and helpful information in it. Well organized and detailed. Many forms and examples.

Apple Janitorial Services

My wife is wanting to start her own janitorial service, so I purchased the Janitors Edge Pro Plus for her as a gift. She has fallen in love with it

I've looked into the The Janitors Edge Pro Plus Bidding System  myself and can tell that it would be difficult to start a successful business without this CD.

There's all kinds of sample letters, bidding formats, and sage advice for anyone interested in working for themselves in this business.

If you are thinking about getting into the cleaning business, don't start without this CD. It can definitely be considered the cornerstone.

AAA Janitorial Services

Your program has provided the necessary tools to successfully locate, bid, sell and manage all types of cleaning accounts.

By having the The Janitors Edge Pro Plus and your phone consulting available, it gave me the confidence to step out on my own.

Your program covers all aspects of my business including: attitudes, approach, bidding and real life examples, production techniques and short-cuts etc.

Here is my belief

A person can not go wrong by investing in your bidding software”.

Your success system works for me.”

INTER-CITY JANITORIAL SERVICES

Your PRO PLUS janitorial program gave me the knowledge and confidence to start my business successfully and I highly recommend it to anyone interested in starting a cleaning service.

There is no trial and error, the necessary forms and bidding information are included to give your business and professional appearance and expertise that your future customers are looking for.

CITY WIDE JANITORIAL SERVICES

“My hats are off to you for the great way you have helped me build my business. Before I bought The Janitors Edge Pro Plus, my cleaning business was on its way down I had just spent $5,000 to purchase accounts from a cleaning franchise.

The problem with most franchises, especially this one, is I didn't receive training on how to implement a quality control system or handle customer service. Consequently, whenever an account cancelled, I lost my investment Additionally, the franchise did not give me any training on how to land my own accounts.

Now with your system, I am already earning $2,000 a month part time and am ready to jump in full time next month. What is really nice is I get to keep 100% of my earnings and answer to no one.

I recommend your program as a must for anyone getting into the business or already working for someone else. The answers I need are just a close as the phone. Thanks again for what your program has done for me.

When the Dusting is High

As with everything else, there's a right way to dust

Dusting may seem to be a simple task easily performed by the most inexperienced employee. However, a poor dusting job can often be a major source of customer complaints.

Good training, equipment and carefully selected products can lead to customer satisfaction and increased productivity.

Before your crew begins, it is necessary to walk through the facility to determine cleaning and dusting needs. Take note of any furniture that requires special care or areas that may have been neglected in the past.

It is important to document which desks or rooms are not to be disturbed, so that workers are not wasting their time doing unnecessary (and unwanted) tasks. A floor plan and a checklist are great aids in helping workers do a better job.

Select your cleaning products and equipment carefully. A treated dusting cloth is all that is needed for light dusting. It can be used on most surfaces and does not leave a residue.

A spray polish can lead to residue or product buildup on the surface and should only be used at the customer's request. In areas where fingerprints or smudges occur such as desks or countertops a product specifically designed for those cleaning surfaces should be used.

Heavy or Special Dusting

Heavy dusting may require a damp cloth. After-construction cleaning may require unusual dusting procedures such as drywall dusting, which needs much more than a damp cloth or treated dusting cloth.

Drywall dusting requires that your crew vacuum the wall first and then dust using several swipes with a damp cloth. Often after the surface dries, a residue can form which will require additional cleaning and dusting. Let the surface that is being cleaned dictate how the cleaning should be performed, and what cleaning product to use.

Ceiling fans attract dust and need to be cleaned on a regular basis.

Dusters with bendable "ears" and handles that are extendible do an effective job on these fans. Hot and cold air vents also accumulate dust. To remove dust from these areas, have your crew use a vacuum with a duster attachment. If the vents have been neglected, instruct your crew to remove and wash them.

Workers need to be trained to see dust in areas above and below eye level. They need to be educated as to what products and equipment are most effective and where they can be used. Most importantly, they need to be trained to work efficiently.

Dust First, Vacuum Last

Crews should always dust first and vacuum last. Assign one worker to dust an entire room. This single responsibility will eliminate confusion as to what was or was not dusted. Only when heavy items need to be moved or ladder access is needed for high areas should more than one worker be assigned dusting duty.

The dusting worker should begin dusting in the farthest corner of the room from the door and then work toward the exit. Teach workers to be aware of their surroundings so they don't miss any areas.

Pictures and frames on walls, computer screens, ledges and lamp bases are frequently missed areas. Equipment and supplies should be easily accessible to prevent wasted time spent running to borrow another worker's equipment.

When each room has been completed, the crew leader should walk through to ensure that a quality job has been done. Randomly picking items up and running a finger over surfaces may detect some areas that have been missed. Crew leaders should check high areas for cobwebs and low areas for dust accumulation.

A quality job done right the first time will save time and money and produce happy customers.

You have honestly changed my life path 180 degrees. I no longer have a J.O.B. and I couldn't be happier.

I absolutely love working the cleaning business from  my home and your janitorial bidding pro plus bidding system has everything I needed to get start and more what a great program, and your lead program was the best.

I bought 10 leads from you and close 8 of them, and now  my girlfriend make all lead calls for me, Thanks to Kelly, who show her how to get the leads, with three way calling to clients in our area.

The Janitors Edge Team, went out of their way to teach us so much

I'm a much happier person. I don't stress out over my job like I used to. And the money I'm making now doesn't hurt either.  I will definitely be referring your site to to others because it is a proven money maker
