No rentals will be made to vacationing students or singles under the age of 25. Parents must accompany any of Their Children under the age of 25 at all times! Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all funds paid.

Check-in is 3 p.m. or LATER. Due to our high standards for cleanliness, there is a possibility your vacation rental may not be ready at 3 p.m., especially during peak seasons. Your patience is appreciated. Checkout time is promptly at 10 a.m. To avoid an extra cleaning charge, please wash the dishes, remove all trash, and leave the property in a neat condition

Pets are not permitted in most rental properties. Ask us about those, which have exceptions. Any reservation made under false pretenses will be subject to forfeiture of any/all payments of rent and deposit, and the party will not be permitted to check in. If the party has already checked in, they will be evicted, and their rent will be forfeited.

Pools will not be heated if the temperature drops below 52 degrees or if the temperature is above 80 degrees. For a fee of $25.00 per day, pool temperatures are set at a constant 80 to 85 degrees during off-season. Off-Season runs from Late October until Early May. Pool temperatures will not be adjusted higher than 80 to 85 degrees at any time. Community or Condominium pools are not controlled or maintained by Ocean Reef. It is at the discretion of the association when the pool will be heated. Between May and October, pools will not be heated!

A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee is $135. This fee covers the cleaning of the property upon departure.
