THE ISLAND
The 225 acre island is 1 mile long by 1/3 mile wide with 150 foot elevations, surrounded by a 5,000 acre lagoon which completely encircles the island, offering protection from extreme tides and providing the island with calm tranquil waters ideally suited for water sports.
The crystal clear water has 200-foot visibility and is a comfortable 80 degrees Fahrenheit most of the year.
The island was a safe haven from storms for Polynesian sailors over the centuries; the entrance to the lagoon is 35 feet deep and about 200 feet wide, recently allowing yachts over 200 feet the serene protection of the lagoon. “When we found the island in 1994, the weather was less than ideal, there was NO infrastructure or conveniences, but the property was incredible, even at its worst! We decided to purchase the island while sitting on the beach in the rain. Sounds romantic but after looking at dozens of properties all over the world, we knew that Blue Lagoon Island was very special.
After purchasing the island we retained an architect who worked on many prestigious properties, including Euro Disney and Disney World in Florida - a landscape architect who was involved in the design of Jack Nicholas courses and resort properties for Don Kohl, a Southern California property developer.
The entire island was incorporated into the resort design including the very spacious individual villas on the beach, the main complex soaring 100' above the lagoon, the full service spa facility, dining pavilion (including a show kitchen and "European" wine cellar like no other in the region), golf course, roads, jetty and marina, dive center and many other facilities. Future plans include a pearl farm and luxury yacht component to the resort development.”

FIJI
Fiji is an archipelago comprising some 332 separate islands in the south-eastern region of the Pacific Ocean. The group is arranged like a horseshoe around the Koro Sea, lying south of the equator. The tropical location is world renowned as a holiday destination due to the warm climate, natural beauty and friendly people. Fiji, with its many scenic islands, is one of the most distinctive and beautiful areas in the world. Fiji is blessed with a mild climate, abundant sea life, tropical waters and excellent sailing conditions. The blue sky and crystal clear waters of Fiji are warmed year-round by a gentle sun. ACCESS
Currently there is an existing 3400 foot runway on the island. The airstrip could be extended to 4,000 feet, but that would require cutting through a limestone hill on the North end or filling in the lagoon on the South end of the island. The cost to extend the runway could be projected if requested.
 SUITABILITY
The new owner could finish the construction as planned and open the resort in 6 to 9 months, generating almost immediate return on their investment. There is also the option of selling the beach front luxury villas to private investors with (or without) freehold titles; and further, subdividing the undeveloped areas of the island (the resort occupies less than half the island), with the intent that custom residences be built on the sites.
This has been done in other countries as well as Fiji with great success providing significant income streams from renting the homes and providing management services to the owners.

OWNERSHIP
Ownership is unencumbered Freehold land, extremely rare in Fiji as only 7% of land in the country is freehold. Unlike Mago Island, purchased by Mel Gibson, Blue Lagoon was never permanently inhabited, thus when it was declared freehold in the 1860’s no native population were displaced.

VALUATION
If every single island in Fiji were counted, the isles of the Fiji archipelago would number in the thousands. The official list of islands numbers 323. However, a mere 322 are judged large enough for human habitation and of these, only 106 are inhabited. That leaves 216 uninhabited islands, most of which are prohibitively isolated or lack fresh water.
There are a total of 43 freehold islands in the entire country, and only a handful of titled islands left for sale, none as beautifully suited as Blue Lagoon for an exclusive resort and private residences. It is this limited availability of private islands in Fiji that has caused the dramatic escalation in prices the last few years.
Scarcity of private islands coupled with the growing popularity of Fiji as a tourist attraction, increasingly favored by Americans and Europeans, has further increased demand for the ultimate seclusion that a “private” island ensures.
The island property was appraised at US$10 million in 1999, prior to any development. Recently two accredited valuation companies concurred that the current value is estimated at $25 million Euros. Once the resort is open the value would be approximately $40 million Euros.

COMPARATIVE PRICES
In November 1985 Fujio Kochi, the Chairman of Tokyu Corporation, a railway, hotel and resort company from Japan bought the 5,500 acre Mago Island for $6.15 million. In 2004 Hollywood actor Mel Gibson bought the totally undeveloped island for US$14.8 million. That is double the price in less than 20 years!
In 1972 Malcolm Forbes Editor of “Forbes” Magazine paid $1 million for Laucala Island, a 1,220-hectare (3,017-acre), palm-covered paradise in Fiji. ''I hate to overuse the word,'' Mr. Forbes once wrote, ''but Laucala is idyllic.'' 18 years after his death, Laucala was sold for $10 million. However, it should be noted that unlike Blue Lagoon, Laucala is not entirely private; Forbes was forced to share the island with a village which occasionally led to conflict and misunderstandings.
In 1969 the late actor Raymond Burr (TV’s Ironside & Perry Mason) purchased Naituba Island, in the Eastern Lau Group. He sold it in 1983 for a reported million dollars, nearly 200 times the original purchase price!
The 40-acre Nawi Island, located in Savusavu Bay, was bought by expatriate decades ago for $60,000 FD, and was sold recently for approximately US$1.2 million. It is currently being developed by an Australian property developer into lots which will be marketed to foreign investors.
Wakaya Island, a 3.4 square miles former coconut plantation was sold in the 1960’s for a mere US$150,000 to an American speculator. It is now owned by a Canadian businessman and is one of the most exclusive islands in the world. Prices for lots on the island range from US$500,000 to several million dollars.
Vomo Island was recently bought by the Accor Hotel chain and the very small villas on the island are being sold starting at US$500,000.
Richard Branson bought Necker Island in 1978 for US$303,000 and spent the next 20 years developing it into his dream home. Today, it is Bali in miniature and is currently valued at approximately US$106 million.
