What are the benefits of buying a foreclosure? Foreclosures are almost always priced lower than homes listed on the traditional real estate market.  Unlike short sales where the price has not been approved by the bank, foreclosures are ready to be sold at the list price and sometimes below list price.  Also many older homes represent good fixer upper opportunities to earn some sweat equity, 

Aren’t these homes all in poor condition? No, many homes only need cosmetic repairs such as paint and carpet.  However each home is different and while some may be move in ready others may need renovations before they are habitable.

Are there any homes in areas I would want to live in?  There are foreclosure properties available in all areas and price ranges of San Diego County.

Who are you? I am a real estate agent that works at one of the top foreclosure companies in San Diego County.  My broker has sold over 3,000 REO properties and I work as a buyer’s agent for my clients who wish to purchase properties. I do not work for the banks.  I work for my clients to negotiate the best deal for them.

Why is it better to get these listings from an agent than the website I am currently using?  Because listings directly from the MLS have the most current information and the information is correct and reflected in real time.  If a property is placed in pending or contingent status you will see it reflect on your link which is active for 30 days.  Some websites are only updated once a week or even once a month.

What is the catch? Why is the list free?  There is no cost to you for the services I provide.  The seller of the property pays the real estate commission and you will not pay any fees for the list or for the services I provide.

What do I need to do to get the free list? Simply e-mail me and if you have a specific area and price range in mind let me know.  If you only want either houses or condos let me know that as well.  Finally let me know do you want this as a onetime FREE list or would you like to be notified every time a new foreclosure comes onto the market?

Once we determine what type of property and price range you are looking for I will e-mail you the following:

• Client MLS sheet with photos and description of the properties
• Map links so you can see where the properties are located
• Comps of the properties you are interested in – Comparable sales and listings of properties that have sold in the last six months within a one mile radius.

Once we locate the perfect property for you, I can represent you in negotiating and submitting your offer to the bank.  I will complete and guide you through all the paperwork.  When your offer is accepted, I will coordinate with you, your lender, the seller, the home inspector, and escrow and title to make the purchase as seamless as possible.
