Farm/Recreational Property For Sale by Owner.  Winning bidder will make a $1,000 deposit on the property at close of auction.  You are bidding on a recreational piece of property that has been developed over the last four years for wildlife habitat.  My family has worked in the previous years on this property with a Missouri Conservationist in which we have been under direct guidance to this point.  There has been over $7,500 in dozer work completed to establish 13 of the 81 acres into food plots.  There are three small ponds on the property which were built for wildlife and are not large enough for fish.  The roads to the property are accessible for a two wheel drive, four wheel drive vehicle or ATV.  The roads will also accomodate large equipment as of two years ago, ALL of the plots were covered with lime by a large commercial truck.  It has been over two falls, this year, since I have done any controlled burns on the property.  There are two gated roadways on the property.  The 81 acres is the premier hunting ground in the area for the next 7 years.

The cabin, total cost $12,400, is only two years old and was placed on the property new.  The interior of the cabin is finished with Chip board for a rustic finish, huntin' cabin, and is completely wired and insulated to contractor specs.  The cabin is 12'x28' with a 12'x14' screened in front porch both floors of the cabin and porch are plywood, not finished.  The cabin is sitting on a 24'x40' concrete pad.  Also, much of the material needed to complete a fireplace is already at the site, it only needs more masonry and a cash for hire mason to build the fireplace.  My bid from a local mason to build the stack and place the stones outside, on site, was $1,250 for the completion of the cabin fireplace, but he wanted to stay the weekend after he was done with the fireplace.  I had the cabin placed on the concrete pad and the concrete reinforced and poored deeper so a fireplace stack could be built along the cabin without the concern for the stack collapsing.  Currently, there is a 4' concrete walkway on the east side of the cabin and a 8' concrete walkway on the west side of the cabin.  The cabin power is wired for generator use only at this time. 

There is no well or running water at the cabin.  There is no septic tank on the property.  A well can be dug on the property for about $8,500 and a septic tank would run about $3,500.  You can see the well-constructed outhouse in the photo which comes with the purchase of the property.  Any of these  improvements can be made by the buyer at the buyer's expense with no building or any other restrictions limiting the above improvements.  Electric is an option at the buyer's expense.  The cost of the electric to the property would be $1,000 per pole per 800 feet.  The closest electric pole to the land is approximately two hundred fifty yards from the property boundary.

The owner of this property will also have access to the Castor River.  The Castor River is excellent fishing for small mouth bass and blue gill, we have a fish fry up there every summer.  There are no boats here and no pressure on the fish.

The deer and turkey hunting, well just sit on the porch and watch which direction you think you will see one first.  You can see in the photos of the cabin wall some of the nice deer we have taken off of the property.  There are a couple of small turkey fans on the walls as well, the big ones are at home.  There are also two large coveys of quail on the property from hard work and good land management.

The taxes on this property are $46 per year, that's it.  The land does not border and is NOT near any public hunting areas.  The owners of property in this area are all privately owned.  WE, the owners of the property in this area work hard together to keep it that way, PRIVATE!   If you are in the St. Louis Area you are 1 hour and 40 minutes from St. Louis Lambert Airport to your new cabin for the weekend.  The directions from the St. Louis Area are I-270 South, to I-55 South, to I-67 South, to Highway A, only one way to go and that's left.   Highway A 8 miles to Hwy. DD, Hwy. DD five miles then follow the Trail's End Ranch Signs.  When you get to Trail's End Ranch you are 1.6 miles of gravel to the property through the camp site of Trails End Ranch, look up the campground online.  This 81 acres joins the Trail's End Ranch at the southwest corner of the Trail's End Ranch Campsite.  People are paying $1,200 per year just to park their campers on the camp site you are going to drive through, renting, not owning.

NO OWNER FINANCING OFFERED/ NO LEASES OFFERED, with a 20% down payment the banks in town are loaning on land loans at 6%.  The average cost of property in this area is $1,000 to $1,300 per acre, with no improvements, call a local realtor and ask them.   Looking for an investment only, I have had three offers to lease the ground for hunting and have declined the offers. 

If you plan to hunt the property this fall you will need to plant three small areas and brush-hawg the rest, then just sit and wait, or wait on the porch!  There are five areas ready to plant corn and beans next Spring.  I have grown Coop turnips on this place nearly a big as two sofballs, truckloads of turnips have turned out in these plots.
