This solid brick bungalow was in a good area where the average house price was $110,000. We were able to get it for $59,500 because the original home owner had died and their estate was being managed by a family member pending Probate. The family member needed to get out of the property that was left to them quickly and was not willing or able to do any repairs on the property. We did cosmetic repairs including: Painting; Crown and Baseboard Molding; Removed all the old furniture and garbage; A bit of gardening to remove the weeds and excess vegitation around the property; and Renovated both the Kitchen and the Bathroom. The cost of repairs and carrying the property for the 3 months during renovation and marketing the home for sale was $17,800. The best part was that we did this deal with NO money out of our own pockets! We got the family member who had taken possetion of the property to cover the costs of the renovation using their line of credit, and agree to accpet their $59,500 at sale! We did the minor parts of the Renovation and hired contractors to do things like pluming and cabinetry for the Kitchen and Bathroom. We sold the property in 3 months at the price of $107,400, paid a Real Estate Agent Commision of $6,220 including legal fees and made a profit of $23,880.

We sold this 3000 square foot home in a highly sought after area, without the use of a Real Estate Agent for $460,870. We aquired it from an older Man who's wife had just picked up and left the country, leaving him to cover all the expenses and deal with the massive cleanup and renovation that was needed to bring the property to market. The Man and his family had lived in the home for many years and had only a small mortgage remaining on the property. Furthermore they purchased the property a long time ago and it had appretiated substantially since then so, He had a lot of equity in the home. We secured a home improvement loan of $35,000 using his equity in the property, and contracted out everything including: New Floors throughout, Bathroom and Kitchen upgrades, a New Power Garage door, Complete Paint, and a Basement Remodel. The Man had aggreed to accept a total of $345,000 for the house at the sale of the property and $5,000 up front to help pay bills and survive, This made his total at closing of the deal $350,000. He also wanted the ability to remain living in the property until the house sold. The funny thing was that we ended up funding the upfront $5,000 from the Home Improvement Loan that he had secured using his own equity in the house! That meant no money out of pocket, until the house sold for us! The area was in high demand so once the renovation was done we put up a sign and sold in a couple weeks. That meant no Real Estate Commisions for us to pay, only legal fees of $1580. On this deal we were able to walk away with $74,290.
