Closing Process

This property is being Sold, AS-IS, Where-IS, and with all Faults.

CASH SALE ONLY. You Must have the funds available or do not bid. THERE IS NO DUE DILIGENCE PERIOD. We urge you to go see the property and do all your research before bidding. Once you win the bid, you will be expected to close and to wire funds within 48 hours.

A Purchase agreement will be sent to Buyer within 48 hours and the Buyer will need to sign and fax back within 24 hours of receipt.   Full purchase price of the property will be due within 48 hours of Auction, sent by bank wire to the Seller (Non-Negotiable).

The property will then be transferred on Quitclaim Deed from the Seller to the Buyer. The Seller will record the deed with the county and the Buyer will expect the original Deed from the recorder's office in approximately 4-6 Weeks. Time frame to receive deeds will vary depending on county. Sometimes our properties have back taxes. We deal in volume and normally don't research this ourselves. Please feel free to call the county for this information.

Please add $200 Dollars per property to Final Bid to cover processing fees. This will include preparing Quitclaim Deed, Recording, etc.

At the end of this Auction, we will need the name that is going to be on the deed, your phone number, your address that you want the deeds sent to, and e-mail address. This information will go to the County Recorders Office.
