West Texas Hill Country Hunting Ranch

1064 Acres ~ Sutton County, Texas ~ Will Divide

This incredible hunting ranch for sale is located in the western portion of the beautiful Texas Hill Country in Sutton County, Texas, about 15 miles from Sonora, Texas. Sonora is about 335 miles from the Dallas - Fort Worth area or the Houston area; 170 miles from San Antonio; and 195 miles from Austin.

Land for sale is approximately 1064 prime hunting acres in Sutton County, about 15 miles from Sonora, Texas. The 1064 acres is comprised of two tracts that are being sold together or separately. The two tracts are contiguous and include the Sunrise Ranch tract consisting of 405.58 acres and the High Well Ranch tract consisting of 658.85 acres. The property offers incredible hunting with abundant game and numerous improvements including a campsite with 3 RV hookups, new wells, fencing, roads, 10 feeders and hunting blinds, and much more. The ranch is easy to get to and it’s only 15 minutes from Sonora, so it’s a quick trip to town if you need to restock on supplies.

WILL DIVIDE: The owners of the ranch recently decided they would be willing to sell the property as two separate ranches. The two tracts are contiguous and they will sell it as one 405 acre tract; or one 658 acre tract, or all together as one 1064 acre ranch (that is their preference).

Improvements: The owners have spent over $75,000 in improvements including adding electricity, water, septic, fencing (perimeter and cross-fencing), wells, blinds, feeders and dozer cutting roads for access to remote parts of the ranch. At the main campsite on the High Well Ranch there are 3 RV hookups with electric, septic and water. Also at the campsite is a handy storage shed.

Water: Sunrise Ranch: New solar powered well with 500 gallon capacity and two troughs; Highwell Ranch: Windmill with large stone tank, three troughs and one electric well. With the abundance of water on these tracts the game never ventures too far away. The large windmill tank is a great swimming hole in the summer!

Electricity: Electricity is provided to the ranch by the Southwest Electric Cooperative. Electricity has been run to the High Well Ranch campsite. Please see plat below that indicates location of campsite, blinds, crossroads, etc.

Hunting Blinds & Feeders: Sunrise Ranch: Five corn feeders and four 2-man tower blinds. High Well Ranch: Five corn feeders, one fiberglass blind, one steel blind and two wood, closed towers; plus other tree stands and tripods.

Vegetation: Live Oaks, Cedar, Mesquite and a variety of grasses are covering the ranch. Topography: Rolling hilly terrain with numerous elevation changes – providing a perfect hunting environment.

Hunting/Game: This ranch is a hunter’s paradise and game is abundant, including white tail deer, black buck antelope, axis deer, fallow deer (white, chocolate, spotted), sica deer, javelina, hogs, bobcats, quail, tons of turkey and dove. Additionally, the owners have recently brought in over 50 exotic rams and Auodads including Corsican, Hawaiian, Mouflan, Dall, etc. They also let loose a few blackbuck antelope, stags, and axis deer. The fallow deer herd was already well established and the owners had previously seen blackbucks and axis deer on the property.

Minerals: None available

Price: $1,450 per acre, $1,542,800 total for 1064 acres. For 405 acres only: $588,000. For 658 Acres only: $954,100.

Directions to Ranch: From Sonora, Texas take Hwy 277 south for approximately 10 miles. Turn right on CR 405. Stay on CR 405 for 6.75 miles. The pavement will end at this point. The gate to the ranch will be on your right. There is a pump station located here you can use as a landmark to locate the ranch entrance. Once you enter the ranch it is a short 2.6 mile drive down a good hard pack road to the campsite….no long drives down difficult roads to reach this ranch! Once you see the utility poles on your right you can follow those about 1/2 mile to the main campsite.
