Hawthorne Plaza Building
Building Exterior Pictures
Dave Rose of United Country - Mid West eServices in Salina, Kansas is offering for sale the 40,930 Sq. Ft. Hawthorne Plaza building located at 715 N. 9th St. near downtown Salina, Kansas. This facility previously housed a grade school and features 21 classrooms - office areas, 10 private offices, 7 bathrooms, 4 restrooms (each with multiple toilets), a library, 4 storage rooms, a mechanical room, and a multipurpose room / gym with stage. The building also features an Optical Internet pipeline that has flexible and scalable capacity. The system is capable of providing T-1 or DS1, or DS3 to OC-192 level service, with up to 10 Gigabits of bandwidth. Cox Communications can bundle commercial services of Internet, phone, and cable television through this portal. This is a very rare and valuable feature. The property rests in a park like setting on approximately 2.8 acres of valuable land. To the north of the property is a city park. The building site is situated along 9th Street directly between the I-70 exit and Downtown Salina. This portion of 9th Street handles traffic of between 5,640 and 7,160 vehicles per day (see the traffic count map shown below). Adding to the value of the property is the convenient location a few miles from the Crossroads of America at Interstate 70 & Interstate 135 highways. Salina is located only 90 miles north of Wichita, 160 miles west of the Kansas City, and 420 miles east of Denver, Colorado. Rarely do buildings of this size, quality, and price become available in a county with a population of over 53,000 and in a city with a retail pull factor of 1.33 (see reports below). The price has been set at $498,000.00 or best offer. This price is less than $13 per square foot. New construction for this type of facility would cost at least $100 per square foot.
The original Hawthorne School Building was designed by Architect Ben H. Byrnes in the Tudor Revival style and constructed in 1912. The school structure is distinguished by its reddish face brick, stone trim, and castellated roof line. Brick string courses and ribbon windows encircle the original building. Much of the original beautiful oak trim and woodwork remain in the building today, as well as many antique slate chalkboards and other historic features. One-story brick additions were made to the structure in 1916, 1930, 1961 and 1993. This expanded classroom and office areas, as well as adding the multi-purpose room which was attached to the south and southeast of the original building. This large room has received new metal fire proof interior doors and an overhead outside door for possible use as a storage center. The multi-story portion of the building features newer energy efficient double pane windows, with dozens of replacement window panes stored for future use.
The City of Salina designated the original Hawthorne School building as part of a Heritage Conservation District in 1997; however, the property is not listed on the State or National Register of Historic Places. The Conservation District designation means the school is one of 215 non-contiguous properties that were identified as having historical and/or architectural significance to the city.
The building features a Butler Building Systems MR-24 Roof System with UL-90 rating (which allows for large insurance discounts) and the new roof was installed in June 1995 at a cost of $260,366. In early 2007 remodeling in the newer 1-story portion of the building was done at a cost of over $150,000, which included new high quality hypoallergenic carpeting, energy efficient lighting, 9” of insulation, new ceiling tiles, overhead door, interior fire doors, monitored alarm system, mail center, and interior painting. In November of 2007, the west parking lot was also expanded for additional off-street parking at a cost of over $25,000. These improvements alone cost nearly as much as the asking price of the property!!!!
Professional architectural services have been used in the planning and development of this property. A code footprint has been completed, along with plans for additional parking and landscaping. The property is currently zoned PC-1 (Planned Restricted Business) for development purposes and was previously zoned R-2 (Multi-Family Residential). The property can be used for many business purposes, as well as for development of loft apartments. Development plans, original blueprints, and development blueprints will be provided to the buyer.
The property currently houses a United Country Real Estate office. This tenant would be willing to lease space from the new owners, as well as manage the facility for a remote owner, if necessary. This building would make a wonderful location for a professional office complex, loft apartments, call center, educational center, boarding school, art gallery, museum, training center, distribution center, or for many other uses.
Owners of this property are licensed real estate agents in the State of Kansas.
