When you place your bid please be prepared to follow through with the purchase! This listing is considered by American Land Company to be a binding auction and by bidding, you are entering into a binding agreement for the purchase of this land. High fees in the real estate category force us to file non-paying bidder reports against those who do not follow through with the transaction. This could result in expulsion from eBay.
We understand sometimes due to circumstances beyond your control, you may find yourself unable to follow through with the transaction. In this event, all we ask of you is reimbursement for our eBay listing fees.
- This is a NO RESERVE AUCTION! THE FULL PURCHASE PRICE FOR THIS LOT IS THE WINNING BID AMOUNT PLUS $195 Deed Processing Fee.
Within 5 days of the close of the auction, a non-refundable deposit equaling at least 10% of the winning bid amount PLUS the $195 Document Preparation Fee should be made payable to and sent to:

Deposit may be paid by cashier's check, credit card, money order, and PayPal, which we prefer. All monies received will be credited to the buyer at closing. The remaining balance of the winning bid amount is to be paid in full at closing or may be financed through American Land Company (see Financing Option below). If you choose not to use our Financing Option, the Full Purchase Price (WINNING BID AMOUNT) PLUS the $195 Deed Processing Fee will be due within 2 weeks of the close of the auction.

- The winning bidder will receive a Warranty Deed that guarantees you will own this property Free and Clear. The winning bidder should receive the RECORDED WARRANTY DEED within 6+/- weeks after the payment and documentation has been received. Title Insurance is available for an additional fee. FINANCING IS AVAILABLE:
American Land Company now offers guaranteed financing as an added service to our customers. If you want, American Land Company will finance the remaining balance at an annual interest rate of 8.00% with a term of 5 years -- payable in 60 monthly installments. WE WILL REQUIRE AT LEAST A 20% DOWN PAYMENT TO TAKE ADVANTAGE OF THIS OPTION. THERE IS NO PRE-PAYMENT PENALTY!
