5. Kitchen counter top has burns and chips.   Suggest replacing.
6. Marks on ceiling (see photo).
7. Living room floor is water damaged under the windows - (window was left open to the rain).

8. The wall that is the other side of the kitchen and down the hall needs new paneling.

Water and sewer usage is about $5 per thousand gallons, calculated per month.
Taxes per year average approximately $15 a month. This year the lot rent was raised by $65. 
The increase went to arbitration and was lowered to $45. Our streets have been repainted, there are two new color fountains in the lake and new toilets in the clubhouse.

When you look around the around the Port Richey/Clearwater/Tampa area at manufactured home parks you quickly become aware of the vast array of price ranges. The parks with very low monthly lot rent were generally in highly populated areas of town, or very closely spaced in those parks and often poorly kept. Some parks have dirt roads which would be messy in the rain. The best parks were the 55+ and lot rent was around $500 - $550 every month.
Sun Valley park is slightly on the high side, but like everything in life you get what you pay for.

POSSIBLE RESIDENT OWNERSHIP?
Shamrock Millco - Sun Valley, LLC purchased the park from American Land Leasing in 2008.
The Home Owners Assn (HOA) appointed a specialist experienced in purchasing mobile home parks with knowledge and expertise assisting mobile home parks to become resident owned. Residents were invited to meet with the specialist. Negotiations took place between Shamrock Millco and HOA. At that time an agreement was not reached with regard to an acceptable purchase price for the park to become resident owned. To summarize, Shamrock are prepared to sell to the residents, but the price is considered too high. 

The successful bidder must pay a deposit of 20% purchase price (by Paypal - but not a Paypal Check) within 24 hours of end of auction. Remainder of the balance is due within 7 days of auction or when Park approval has been obtained (whichever occurs first).  Email me if you need to discuss anything, wish to come and see it in person or arrange for a home inspection.
