The new Lahaina Tower at Marriott's Maui Ocean Club is located on the ocean front of the breathtaking Ka'anapali Beach.  The Lahaina Tower suites recently opened in July 2007 and is located on the renowned Marriott Maui Ocean Club Resort offering guests access to lavish swimming pool complex which features two interconnected pools with a childrens's area, three and a half acres lagoons, 110 foot waterslide, waterfalls, and whirlpool spas.  Additional amenities include a pool bar, fitness center, game room and children's activity center.

OWNERSHIP INFORMATION:

This is a deeded ANNUAL Usage Platinum Season Weeks 1-50 in a 2 Bedrooms/2 Bathrooms lockout mountain/gardenview.  2009's maintenance fees and taxes were only $1,817.  Unit usage will begin in 2010 which is currently booked for week 33 August 13-20th, 2010.  The unit sleeps 8-10 comfortably.  It may aslo be split/locked out.  The 2010 week may be changed, subject to availability after assuming ownership.  The suite can be traded through interval International if the owner desires to do so.  This is a great opportunity to purchase a fabulous vacation property!  Buy it here for less and save thousands compared to the developer's price of over $55,000.

PAYMENT:

A $1,500 deposit is due at the end of the auction (Personal Check, Money Order or Cashier's Check).  Deposit is due within five days of the auction's end.  Please have your financing for the balance in order BEFORE you bid.

Cashier's Check payment for the balance is to be sent directly to Timeshare Transfer, Inc. who will handle the closing.  At the completion of the auction you will receive an email requesting your Name, Address, email address, and contact number to provide to the closing company.

CLOSING:

Closing and escrow will be handled by the timeshare closing service company, Timeshare Transfer, Inc.. I will provide the closing company information to the winning bidder within 24 hours of the auction's end.

The winning bidder will pay Closing Costs of $470 which includes: Escrow, Deed Preparation, Recording, Transfer of Ownership, Resort Notification and Right of First Refusal Request.  Optional Title Insurance is available for an additional $250.

Marriott has the "Right of first refusal" meaning they have the option to buy the property back at the final bid price.  In the very unlikely event they do, the buyer's deposit will be 100% refunded.
