This Timeshare is for an Oceanview Unit and usage is during the Gold Season (any week between May1 and Dec. 15) It is not like other time shares where you are locked into a certain week each year. Also, the unit is a lock-off, so you could use it as a 2 bedroom for 1 week each year, or use each part of the unit separately for 2 weeks each year. We LOVE this resort, and are sad to sell it, but we are only selling this timeshare because we are expecting twins and do not think we will be able to travel for a while. In years past, we have rented the timeshare and made money off of the rental when we were unable to use it ourselves.

Seller currently owns the deed. On Oct-30-09 at 03:50:04 PDT, seller added the following information: **Maintenance Fees are due in January for 2010. They were REDUCED from 2009. Current Maintenance Fee is $1237.00. ** The buyer has some options as far as closing costs. Should the winning bidder choose to do a complete closing, including a title search, to ensure there are no liens on the property, the closing fees will be closer to $600. If the winning bidder chooses to do a simple closing, the fees are much cheaper. That choice will remain up to you upon the closing of this auction. I can assure you that the deed is paid in full and there are no liens on this property. Marriott can justify this as well. Thank you! They have worked with the Aruba Marriott Surf Club in the past. The seller feels that this is a reliable and reputable company to complete the closing. Their costs are $475 for the escrow service, working with Marriott directly for the transfer, preparation of a purchase/sale agreement, and $50 for the document preparation fees. In addition to this, the Marriott will charge $100 for the transfer of the title and $95 to process the right of first refusal. The Seller will pay ANY additional total costs over $600 as stated in the original listing.
