Resort Information

A resort oasis in California's Palm Desert, Marriott's Shadow Ridge is nestled among scenic fairways, lakes, and mountains, and offers spectacular views of Mount San Gorgonio and Mount San Jacinto. The two-bedroom, two-bath villas have a fireplace in the living area, a relaxing soaking tub in the master suite, and two private balconies. Guests can enjoy the on-site pools, restaurant, barbecue grills, activities center, and golf instruction and play, surrounded by the natural beauty of the Little San Bernardino and Santa Rosa mountains. The resort is undergoing construction/renovation, which is a continuation of the resort's development.


About The Condo

This magnificently appointed vacation home (deeded #2801) is in the resort's “Floating” system, which means that each year when you call to choose your week you will then be assigned your unit, but you will always be able to reserve at least a two bedroom condo. These beautiful vacation condos are fully equipped with a full kitchen and two baths. The whole family (up to six people) will be very comfortable in this luxurious condo. All homes at this resort are professionally decorated and fully equipped including all kitchenware, towels, linens, pillows, blankets, etc. - in short, everything you'll need to make your stay one you'll remember for a lifetime All you need to do is show up and enjoy!


The Week

The week is also in the resort's "Floating" system, which simply means that you can call the resort each year and choose the week that suits you best for that year. You can choose any of the following weeks: 22-27 (June thru mid-July), 36-49 (September thru mid-December). We like these weeks as they are a mix of summer and fall weeks when the weather is perfect for golf (warm and beautiful) as well as many other fun outdoor activities. Plus, with fewer tourists around it’s easier to get a table at your favorite local restaurants. Once you reserve your week you can use it yourself or deposit your popular week into the Interval International system (II Code is MRD) and exchange it for one of over 2,000 resorts worldwide. The trading power is exceptional, as this area is known worldwide. The week has had an excellent trading history for places like Virginia Beach, Puerto Vallarta, Aspen, Hilton Head, Orlando, and many others. The ownership and usage is annual and it is permanently deeded. The maintenance fees total only $908 and the taxes are billed twice a year in the amount of $79.50 ($159/year), which is an exceptional bargain for a full week’s vacation in this world class location.

Most timeshares are deeded property, and as such they go through a relatively simple yet sometimes lengthy process in order to transfer ownership, just like any other real estate transaction. New deeds must be created and executed, then sent to the appropriate county for recording, and then sent to the resort for their own transfer processing. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the county recording offices or the resort management and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you do not understand this or are the impatient type, please do not bid on this item. Thank you.



Refund Policy

Our refund policy is pretty simple and straightforward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort or the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong thru no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.

More Details

There is no mortgage on this timeshare. Maintenance and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.

The purchaser will begin ownership with the 2010 week, and will be responsible for the 2010 maintenance fees and taxes.

Please note that this is the time of year when Marriott begins to send out their maintenance and first 1/2 tax invoices for the upcoming year. Therefore the new purchaser must agree to forward payment for the 2010 maintenance and the first ½ of the taxes at the close of the auction, as Marriott will require the payment to accompany any transfer documents.

Marriott has a First Right of Refusal clause in their contracts of ownership. This means that if you are the winner of this auction we must first inform Hilton of your desire to purchase and the amount of the purchase. Marriott then has the right to purchase it at the same price you offered, or waive the right to purchase, thus allowing you to buy it at the agreed upon price (your high bid plus any closing costs, transfer fees, etc.).

Please check out their “Three-strikes-and-you’re-out” rule as they’ve gotten pretty strict on enforcing it these days.

The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. This company is an “Accredited” member of the Better Business Bureau, with an A+ rating. Their price for closing is quite reasonable and very competitive. We use this firm and this firm ONLY. Why? Because we’ve tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don’t ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be only $435. This price will include all closing costs including document preparation, deed recording, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new deed with the resort on behalf of the new owner.
