Selling 2 Mobile Home Parks, 1 Warehouse (used for storage), and 1 Single Family Home (currently rented). All within a block of eachother. Currently there are 39 trailers in both parks. All of the units are park owned and my team and I continue to add units every month. There is room for 60 units and possibly 65 or 70 if you did some rearranging. Right now we are renting trailers for $135-145 per week. Utilities on each of the units average around $30-40 per week and the property tax is about $2000 per year. The park is on city sewer, electric, and natural gas. Getting new units hooked up is a breeze. The parks have been in West Memphis for 20 years and require zero advertising since they are located on the busiest street in the city. Its rare to have a unit unrented for more than a week. We use the Warehouse for storage (i.e. appliances, furniture, etc.) and the single family home is currently rented but could be used for a park manager.
There is an opportunity for a tremendous cash flow here. The only reason I am not keeping it for myself is because I own another business and I just do not have the time to really get out there and push.
