Our vacation place at Oceanside Condominiums of Provincetown is a wonderful spot to spend your vacation!! Oceanside has its own sandy beach on the tip of Cape Cod Bay and is a 5 minute drive from the center of town. It is a year 'round residence and is available for your stay at any time of the year.
It is equipped with 2 bedrooms each with a new queen-sized bed, a furnished living room with a sleeper sofa and loveseat, and so it could sleep 4 adults and 1 child. Maximum Occupancy is 5 people. It is a ground floor unit with an outside deck. There is no handicap access. There is a color television with cable services and a telephone with free unlimited local service. There are coin operated laundry facilities in the adjacent unit and a huge parking lot. Many of our guests return to stay at our place on a yearly basis.
Provincetown, also known as P-town, is an extremely casual atmosphere and offers superb restaurants, boat rides, sailing, whale watching, deep sea fishing, biking trails, golfing in nearby towns, 4 beautiful public beaches (2 in Ptown and 2 in neighboring North Truro), PLUS what many people feel is the best shopping on the Cape.
Please take the time to review the list of items and services provided. Keep in mind that what we are offering is a fully equipped condominium but not any housekeeping services or maid services as you would have in a hotel. This offers you the ability to save money on a great vacation place in exchange for the small task of cleaning up when you are ready to depart. Please review the rental agreement at the very end of this brochure before bidding or deciding to make a reservation.

OUR EXACT LOCATION
We are located at the Beach Point section of town, on Route 6A, near the North Truro/Provincetown line. We are exactly 2 miles from the center of Provincetown . This is a great location away from the bustling center of town. A shuttle bus stops next door at the Sandcastle Resort (during high season only) every hour and takes passengers into town and returns them. This is a big plus for people who don't like to deal with parking downtown.
We are 200 feet (45 second walk) from our own sandy beach. Our unit is the third of eight buildings that run in a line from our parking lot to beach. At the end of the line, a total of about 200 feet away from our condo, is the beach.

The beach is protected by a sandbar which makes it very enjoyable at low tide for beachcombers of all ages(see above). Children just seem to love walking out on the sandbar and wading in the warm shallow water , or just playing or digging in the sand. If you prefer the unbridled ocean to the bay, there are four other distinctive beaches within a 10 minute ride. There are also many others along the lower cape in Wellfleet and Eastham.

Take the late afternoon whale watching tours.. so that upon your return to Provincetown you can see sunsets like this.......
On the whale watch tour you will see historic
lighthouses ,
and in the evening you can catch a silhouetted view of the
Provincetown Monument which you may decide to climb to the top of. .
There are also fishing excursions, a huge flea market in Wellfleet (look for the guy that sells Rockport shoes at incredible prices) and excellent shopping in town

There are many great restaurants. By the way, most restaurant prices are reasonable.
Instead of going out to eat, you may decide to buy a couple of 3lb. lobsters .......
and cook and eat them yourself.

I'll tell you a great place to get lobsters ..........and of course we do provide a lobster pot!!
You might choose to rent a bicycle and bike into town to do some people watching...
or pedal to one of the other beaches.
One of our favorites is Head Of The Meadow Beach (above and "click") in North Truro.
You could rent a sailfish, take a horse and buggy ride...
or take a tour of the town on the Provincetown Trolley
There are also tours that will take you to the sand dunes of Provincetown which is now the only way to really see them up close.
NOTE: The cost of some activities described, such as bike or boat rentals and tours are not included in your rental. ...Also some activities may not be available in off season months
Actually you CAN see dunes from the deck outside our condo which, is a good place to have a cool drink at 4:00 p.m. after returning from the beach.

ACCOMMODATIONS & PARKING
The inside of our condo is a fully furnished 2 bedroom year round home. The bedrooms have queen sized beds . Blankets, bedspreads and pillows are provided however you must bring your own sheets and pillowcases and bath towels. There is a single ceramic tile bathroom and a fully furnished kitchen with full size refrigerator, 4 burner stove & oven and dishwasher. In the living room area there is a sofa, which converts to a sleeper (recommended for kids and not adults), a loveseat, and a kitchen table and chairs. There is color tv with basic cable service and a telephone with local service. You should bring both a long distance calling card and cellular phone (some work and some don't) for making and receiving long distance calls. Our parking lot is ample and parking permits will be provided. Parking at our condo never seems to be a problem .

TIMES TO GO:
JANUARY-MARCH: Ususally deserted. The better restaurants are open but most of the shops are closed. Perfect for the recluse.
APRIL-MAY: Comfortably active. Many shop owners and businesses are preparing themselves for high season. A lot more shops and restauraunts are open
MEMORIAL DAY-LABOR DAY: High Season. All activities in full swing. I recommend June. It is much less crowded and because the first day of Summer(the longest day of the year) is in June, you have more hours of sunlight that warm the ocean water . Often times water in the bay has been warmer in June than in July or August!! Rates are cheaper also
LABOR DAY-OCTOBER & NOVEMBER DECEMBER & NEW YEARS EVE:
One of the best kept secrets are the Indian Summer months of September and October and the very quiet months of November & December. Most of the shops do stay open through Columbus Day and a good handful through Christmas. The better more established restaurants are also open, and of course the crowds are gone.. This is a good time to get a bargain. During high season we rent our condo for $1099/week but we often have a few un-rented weeks during this period that we will post at ebay or rent outright.

Note:There is a huge Grand Union grocery store in Provincetown which will have mostly anything that you may wish to purchase or may forget to bring. We do not provide a toaster oven or gas grill. Items with * above are not guaranteed to work (if absolutely necessary for your vacation, you may wish to bring your own). .
IMPORTANT!! CLEANING RESPONSIBILITIES:
Our rent is priced very reasonably. During high season a two bedroom condo in a location such as ours is priced at $1200-1600+/week. Even 1 BR efficiency condos often rent for $1000/wk in high season. Ours is a 2 BR condo with amenities not found in a hotel or motel. Our rent is priced to reflect that the renters must take care of the basic cleaning of the bathroom and kitchen ,and vacuuming of the carpets ,prior to their departure. You are responsible for providing cleaning materials however you may not actually need them as previous guests often leave extras. We can not provide someone to do this as cleaning help is unreliable and often not available. Cleaning when you leave is part of your rental agreement that you will be asked to sign. All Renters are required to post a $100.00 security deposit and a $25.00 key deposit.These will be returned to you upon verification that your unit was left in clean condition and upon return of the keys.
IMPORTANT!!! REQUIRED RENTAL AGREEMENT: THE NEXT SECTION BELOW..APPEARING IN BLACK PRINT.. IS THE RENTAL AGREEMENT. If you are a successful bidder, I will fax or email a PDF file to you and ask you to fill it out and sign it along with a separate very strong NO PETS agreement (not shown). You will be requested to mail the hard copies with your deposit/payment.. 2009 Rental Agreement for Unit #___ Oceanside Condominiums of Provincetown,Mass.
1. Rentals are usually on a weekly basis. Occupancy is from the first day of your rental period at 12:00 noon until the last day of your rental period at 9:30 A.M. Usually (not always) Saturday to Saturday.
2. Due to condominium rules no renters or visitors are allowed to have pets. I have read and signed the NOTOCE TO ALL RENTERS REGARDING PETS on the reverse side of this page.
3. All renters are responsible for leaving the premises in a clean condition upon leaving. All renters agree to call us immediately upon their arrival, to report the condition that the previous renters left the premises in, otherwise, we will assume that the previous renters left the premises OK.
4. In addition to rent, a $100.00 cleaning deposit will be collected upon final payment of rent. This deposit will be promptly refunded if the renter that occupies the condo after you, reports that you left the premises in clean condition. (Trash removed, carpet vacuumed, kitchen and bathroom cleaned ,etc).
5. In addition to rent, a $25.00 key deposit will be collected upon final payment of rent. The deposit will only be refunded if the key is received within 9 calendar days from the last day rented!!
6. Rent is agreed to be paid as follows: A $300.00 deposit (or payment in full, if the total rent is $375.00 or less) is required to reserve any period of time. This deposit (minus a $100.00 cancellation fee) is refundable if the renter cancels 8 weeks prior to the first day of the reserved period. Cancellations after 8 weeks prior to the first day of the reserved period will receive no refund. The balance of the rent is due 45 calendar days prior to the first day of the reserved period. If the balance of rent has not been received 45 days prior to the first day of the rental period, the renter will forfeit all deposits previously paid, and the rental period will be considered to be immediately available for rent to another party. In reference to time periods in paragraph 6, renter agrees that time is of the essence. Refunds for cancelled weeks may take as long as 30 days to be issued.
7. No subletting of this condo is allowed. No refunds for bad weather or beach conditions will be given.
8. Occupancy by more than 5 people at any time is not allowed. This includes guests as well as renters. Renters agree that this condo will not be used for loud parties. Infringements of this rule will result in tenants being in default of this agreement. If tenants are in default, tenants agree to leave the premises immediately and no rent will be refunded.
9. Tenants agree to abide by all condo association rules and to call us immediately (collect) in the event of any problems.
NOTICE TO ALL RENTERS REGARDING PETS: There is a rather strong 'No Pets' agreement that you will be required to sign. Please do not even ask if pets are Ok. Even if you have a well behaved goldfish the answer will be "no"

Prior to bidding , All bidders agree to read the rental agreement ,and if they are the high bidder ; copy it , completely fill it out , and mail it back to us with their payment.
