This is a used manual in binder form that has extremely detailed information regarding residential cost estimating. There are pages with factors to apply for different areas of the country narrowed down to major cities within each state. The most recent factor page is "3/2002". The binder cover may be real leather, not sure. The book is in good condition. The pages aren't ripped or written on. I wouldn't know if any are missing as it is so extensive.

Other info in the binder includes hundreds if not thousands of square foot and component costs for homes, apartment buildings, mobile homes, older homes, etc. There are six levels of quality with  photographs, and illustrations. There is also lots of other info such as: depreciation tables, estimated lives of replaceable building components, etc.
