The  actual measurement of the unframed image itself is  25 1/2 inches high x 34 inches wide. 

The Total Size including the frame is an impressive  30 inches high x 40 inches long {approximately}

Framed as shown with a 3 inch wide Solid Oak Wood, mahogany stain finish frame and Linen Liner, comes with brass colored name plate as pictured.

   {PLEASE NOTE} To whom it may concern: This Thomas Kinkade limited edition is from my personal collection that was purchased from an authorized Thomas Kinkade Dealer!  I am now exercising my right as an individual to sell various pieces from my collection!  The limited edition comes with the COA that was provided by the Thomas Kinkade Dealer. The framed limited edition print has been stored {never displayed} in new condition.

This limited edition Thomas Kinkade lithograph print has been professionally mounted onto rigid framer's foam board and then hand textured.  It is fantastic as it eliminates the need for glass and creates a much richer more expensive appearance!   Care for and handle the same way you would a canvas.

Thomas Kinkade is the most collected living artist.  Known as "The Painter of Light",  He puts a loving tribute to his wife, Nannette, in every painting by hiding the letter N in the painting. Usually in the lower right hand corner of his paintings he indicates how many "N's" he included in the piece when he painted it.  It's always fun to seek out all of the N's hidden within his wonderful artwork.  

This print was produced at the Thomas Kinkade Co. and is New in New Condition.

I unconditionally guarantee this limited edition to be authentic from the Thomas Kinkade Company! 

The certificate of authenticity and limitation is included with the print.
