There are antelope, deer, turkey and other wildlife in the area. This property borders alot state land. I have been out to this property. There are buffalo in the area "fenced in". There are antelope all over the place. This property is about 8 miles off State Hwy #85. There is a gravel road that leads into the ranch ( but maybe not dirrectly to this actual parcel) . The land is pretty flat to rolling hill. So you still can drive onto the land. During winter months access may be limited. There are power lines in the general area. The Moreau River runs through the ranch (not these parcels) and I did see some geese out there. I did see other birds on the ranch but I wasen't sure what kind they were. ZONING-

The property is zoned "agricultural" which allows one residence per 40-acres.

MINERAL RIGHTS-

A Previous rancher reserved an undivided 50% intrest in all mineral rights, gravel, and fossil rights that he might have owned, thus an undivided 50% interest in any of those rights previous rancher might have owned will be tranferred to a new buyer. You being the new buyer would have to agree on anything done on the land. Nobody can do anything on the land without your permision.

WATER AND UTILITIES-

This is raw, unimprved land that is not servced by any utilities (power, telephone, water lines, sewage, etc.) Any cost for utilities would be at the buyer's sole expense and seller has absolutely no estimates as to any of these services. While the buyer has the right to drill a well for domestic water the success of finding water is not guarenteed. However, cisterns have been successfully utilized in the past.

ACCESS-

South dakota law provides access to properties along section lines. In addition,access easements to every parcel are being officially recorded in Butte County. However, an actual physical road might not exist at this time ( but an owner has the right to blade a road at his/her own expense) .

PROPERTY TAXES-Currently property taxes are approximatley $1.25 cents per acre annually. All taxes are current and paid up to date!

TRANSFER OF TITLE-

In South Dakota, it is legal and common for title to be transferred by means of Sales Contract whereby the recorded title is held until payment in full, at which time a Deed is issued in the buyer's name.
