Your ownership usage will begin in the year 2010.  This ownership is triennial usage.  Maintenance fees are due by January 1st  every 3rd year and the $475 est. maint. fee includes your taxes.  This week can be exchanged with Interval  International, you can view excellent photos of the resort at their website which is  www.festivaresorts.com  

This resort week sold originally for 11,000 dollars.  Buy here for less and save tens of thousands compared to current timeshare pricing.
