About the Ownership
This ownership is for 8,000 Annual BlueGreen Vacation Club Points, allocated every September, which offers a greater flexibility in planning and using your timeshare. These points can be used in an infinite number of ways. You can either use all of them at once for one long vacation, or you may decide to break up your points into smaller vacations of just a few days at a time and get several mini vacations, all for the same one-time annual maintenance fee. This level of points is known to get two or more weeks of vacation time depending on how you use them. These types of ownerships are still being sold for over $12,000, so this is truly is a steal!! The yearly fees total $580, a tremendous bargain for this level of points. BlueGreen charges Club Dues of $129 separate from the maintenance fees.

Most timeshares go through a relatively simple yet lengthy process in order to transfer ownership, just like any other real estate transaction. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the resort’s management company and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you do not understand this or are the impatient type, please DO NOT BID on this item. Thank you for your understanding.
Refund Policy
Our refund policy is pretty simple and straight forward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort or the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong thru no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.
More Details
There is no mortgage on this timeshare. Maintenance and taxes are up to date.
The purchaser will begin ownership with the September 2009 points, and will be responsible for the 2010 maintenance fees.
Please note that this is the time of year when BlueGreen begins to send out their maintenance invoices for the upcoming year. Therefore the new purchaser must agree to forward payment for 2010 maintenance fees at the close of the auction, as BlueGreen requires maintenance fees to accompany any transfer documents.

Please check out their “Three-strikes-and-your-out” rule as they’ve gotten pretty strict on enforcing it these days.

The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. This company is an “Accredited” member of the Better Business Bureau, with an A+ rating. Their price for closing is quite reasonable and very competitive. We use this firm ONLY. Why? Because we’ve tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don’t ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be only $435. This price will include all closing costs including document preparation, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new ownership documents with the resort on behalf of the new owner.
