Greetings! I have been dabbling in short sales for a while trying to find a simple way to deal in foreclosures that can be taught via the cookie-cutter methods that I am known for with Options, Lease Options, and Subject-to. Firstly, let me say that this is not actually a short sale--not in the sense you may have been taught. It is more of an ultimate foreclosure strategy than an ultimate short sale strategy. Very little paperwork is used, and YOU have control--not the bank. Switching the balance of power is something all short salers will appreciate. It is the absolute ultimate foreclosure strategy, and it requires none of your own money to implement (and your credit rating is never checked). And no, you will never need any partners. The lenders will thank you, the Sellers will thank you, and this will be about as close to being a true hero as many of us will ever get. Is this a brand new idea? Nope. You probably have heard of the basic concept before. But you probably have never considered using it like this. It's a simple case of not seeing the forest for the trees (it has been going on right under your nose for years without you even being aware of it).
