Charity Closings will perform the following settlement and transference services:
Document Preparation - we professionally draft the documents necessary to transfer ownership
Perform an Account Search - a basic account and usage research with the resort
Property Tax Verification - we contact the county where the ownership documents are recorded and verify that the property taxes have been paid.
Provide Purchase Contract and/or Settlement Statement - informing each party what exactly they are buying and what their financial responsibilities are upon closing.
Ownership Document Processing and Resort Notification - we process transfer documents and/or record the deed and forward a copy to the resort and the buyer.
Notification of Closing - we notify the NPO of the closing, allowing them to provide the donor with their receipt.
