Policy & Procedure regarding eBay Listings

1.   Disclaimer: We reserve the right to cancel any timeshare transaction for any reason.  

2.  The Transaction Procedure:

2.1 At the end of the auction the winning bidder will be sent (via email) a sales agreement, a vesting agreement, & an invoice.

2.2   After the signed Sales Agreement, Vesting Agreement, and payment of the invoice are received, the actual transfer process will be started and in due course, a new deed will be issued. The new Deed will be sent it to the county for recording and after the recorded deed has been received back, the original will be sent to the new owner and a copy of the newly recorded deed will be sent to the resort for change of ownership. 

3.  Transfer processing schedule:

Please NOTE:

Our Transfer Company’s Office, which handles transfers, is closed on weekends and regularly cheduled

Holidays. Please do not send us emails with complaints of not receiving answers to your transfer questions on

weekends and/or holidays.

 

PLEASE BE AWARE, that beyond the deed recording, some resorts, not any in particular, vary in transfer completion time and can take up to 6 months or more in some cases, to transfer a property completely. Normally it takes 120 days or less to complete a transfer, when all goes smoothly.

 In the case that more time is taken than expected,  the Closing Company can and will make the reservation for you, for the time period of your choice or the week specified in the auction. 

4.  Payment:

4.1 Preferred Methods of Payment are, Cashier's Check, Money Order, or wire transfer. Personal checks are accepted, but they must clear prior to starting the title transfer process. WE DO NOT ACCEPT CREDIT CARDS OR PAYMENT FOR TIMESHARE PROPERTIES VIA PAYPAL.

4.2 Payment in full is due with signed documents unless an exception is made.

5.  GUARANTEE:

We GUARANTEE clear and marketable title to every property we sell or auction. We provide as accurate description as possible for every piece of property we offer for sale or auction - this descriptive information has been taken from the original deed (or certificate) and from a letter of Estoppels provided by the resort. As such, it is deemed reliable but not guaranteed. In addition, prior to listing, each property goes through a title search to ensure we can transfer clear and marketable title to you upon closing. If there is a representation error or encumbrance on the title, you may return the real property in exchange for a full purchase price refund.

6.  Costs - The Bottom Line

Closing costs are $500.00, which include Escrow, Deed preparation, recording fees, and resort notification of transfer of ownership. There may be miscellaneous additional fees depending on the individual property.  In the purchase of this property you will be responsible for:
