You are bidding on a fully furnished, fully equipped one bedroom timeshare villa at the Westin St John Resort and Villas in the United States Virgin Islands. This unit is for sale Week 3 and is a Annual, Deeded Unit. This unit is available for 2011 from January 15 through January 22. This is a Saturday to Saturday stay. Also, this is the week of the Martin Luther King Holiday which is Monday, January 17! The Westin St John Resort and Villas is the nicest resort on St. John and one of the most requested timeshare locations in the world. This unit has a value of 81,000 StarOptions and is a member of the Interval Internation program. This is a one bedroom, two bath Hillside Villa very near all the amenities of the resort. The Unit is 3224, located upstairs on the second level. There are two full bathrooms, one on the lower level and another as a private bath off the bedroom. This makes it perfect for two couples or a family. The unit has been recently renovated with many great features including a full kitchen, washer and dryer in unit, fully air-conditioned living space and updated furniture. There is also a lovely balcony off the living room. The unit sleeps 4 comfortably with one bedroom and a pull out sofa. You will also have use of all the amenities within the Westin Resort. The resort has many pools, tennis courts, health club and spa, Kids Club, beach facilities along with several restaurants and bars. The villa areas also have their own private pools, spas, and gas grills for those looking for a more intimate atmosphere. There is also parking very close to the unit if you are renting a car. What we enjoy most is the ability to have our own home away from home while enjoying the amenities of a great resort. This is a great time of year to explore St. John as it is usually very cold throughout most of the United States. Also, since the unit is available for Martin Luther King Week, many people can use one less vacation day from their workplace. I have travelled to many places and purchased on St. John because of the overwhelming natural beauty. If you have never been here, prepare for the experience of a lifetime. Snorkeling on the numerous coral reefs is the highlight of every trip we've had here-we've seen turtles, a cornucopia of tropical fish, rays, and even a shark! The sunsets, the food and the relaxed atmosphere on St John are second to none. I guarantee that you will not be disappointed. Finally, let me tell you a little bit about myself. I am an individual, not a timeshare broker. I am trusted person you will be able to get in touch with throughout this process. You are not just a number to me. The reason I own this timeshare is actually because of my business. I own a small corporation in Northern California and as an incentive to our best employees, we offer them a week at one of the timeshare we own. Currently, we own timeshares in St. John and Hawaii and have owned units in St. Thomas, Lake Tahoe and throughout Hawaii. We have had this incentive program in place for our employees for many years and it has been a great experience for the employees and a large boost to productivity for the corporation. It is a win-win for everybody. Also, I have bought and sold many timeshare units over the years and am very familiar with the process. For all timeshare closings, I prefer to use a local lawyer in the area as they are much more professional and care about making sure the documents are done right. I have used Title Closing companies in the past and was not impressed. I have used a local lawyer on St Thomas many times for my units on St Thomas and St John. If you prefer to use an alternate Title Company please let me know and I will look into it. Also, please note the mortgage on this property is completely paid off so no mortgage documents will be involved. Payment is through Paypal and is expected within five days of auction close. Once paid, these funds will be sent to lawyer for holding in escrow. Soon after, the lawyer will draw the documents to be signed by both parties. The amount of time required to draw Title documents varies but it is typically not long. After all documents are completed the lawyer will send you the official title packet and all future reservations can be changed to your name. I will be happy to help you with this process to ensure a smooth transition. Also, if you don't want to use the reservation any year, you can give it back to the Westin for the 81,000 StarOptions. These StarOptions can be used at other Westin timeshares or later in the year at the Westin St John. Total Costs for this auction include: The final value of the auction, $549 closing fee to complete the title documentation. No other costs or fees will be required from the buyer to purchase this unit. Once you own the unit and our transaction is complete, 2011 maintainence fees and property taxes will be your responsibility. Maintainence fees are due in January 2011 and property taxes are due at the end of 2011.
