A BEAUTIFUL WOODED CAMPING LOT IN MIDDLE TENNESSEE
NEAR NASHVILLE

Offered for auction here is a Camping Lot in Middle Tennessee.  You are bidding on the FULL PRICE of this lot, not just a down payment!  The winner will own this highly desirable lot free and clear.  There is no reserve.

The lot is 45 feet wide and 70 feet deep and all four corners are clearly marked with survey stakes.  No survey is required because these are rock solid survey stakes and they were personally located and verified by an employee of the development.  It is in a well organized and well run recreational community called Hidden Valley Lakes in Hickman County, Tennessee, about 50 miles southwest of Nashville, and there are other cities nearby, so shopping for everyday needs is quite easy.  The County Seat, Centerville, is only about five miles from the front gate and fourteen miles to the North is the larger city, Dickson.  (Population 13,000)

ABOUT THE LOT:
The lot is #99, Block 132, Plat 60 of Hidden Valley Lakes.
I camped on this lot for several weeks this summer and the photos you see were taken by me during that time.  They were taken from about 20 feet inside from the road (which was at my back) and show my campsite.  As you see, the lot is heavily wooded with mature trees; mostly White and Black Oak and Hickory.  Firewood will not be any problem as there are many other smaller trees which you will probably want to thin out anyway.

This lot is ideally located as it sits atop a gentle rise and is higher than the surrounding land.  This means that flooding is virtually impossible and it also means that there is no need for drainage along the road, eliminating the need for a culvert and all the associated problems.  In fact; while driving my large cargo van, I was easily able to drive right onto the property.  I would recommend that a gravel drive be laid down for all-weather access.  The lot can be seen to be quite level, so it is easy to set up a tent, RV, or even to build.

This lot is also very close to one of the heated bath houses and it is but a short stroll down the road and around the corner.  (See below for more details on the bath houses.)

You can pull in a Camper, Trailer, Fifth Wheel, RV, etc. and many owners do that on a regular basis.  Four wheeling is a very popular activity here.  Bring it in, along with the canoe or kayak!

While there I looked into the building rules and regulations and found that two 'classes' of structures are allowed, free of any building permits or fees; from either the county or the State!

A storage building is allowed but it must not be on a permanent foundation (a dug foundation or concrete slab) and it must be used only for storage.

Because Hidden Valley Lakes is a recreational community, and because there is so much hunting and fishing available (and very popular) in the County; the building code was amended in September of last year to specifically allow another 'class' of structure which is called a "Private Recreational Cabin" in the building code; and which may be erected with no building permit, and no fees.  There is no minimum or maximum size specified and there are no limitations specified as to the foundation or building materials which may be used.  This may, of course, be used as living space.  The two relevant limitations which must be observed are that it may not have a kitchen and it may not be provided with electricity.  However, I do not believe that there is any prohibition against bringing electricity to the lot itself on a power pole.  That could be done quite cheaply, as there is power running right down the road and one of the poles is quite close to the property.  In fact; directly across the road there are two cabins and both of them have power.  Property taxes are very low, ranging about $12.00 per year.

Because I stayed there for quite a while, I also established a mailing address for this lot and there is a mail box out front if you should care to use it.

ABOUT THE COMMUNITY
Hidden Valley Lakes is a stable, Private, YEAR ROUND, recreational development which was established more than twenty years ago.  It contains 1,100 acres and several small lakes which are great for swimming, kayaking, etc.  It is governed by an elected Board of Trustees which form the Property Owners Association.  There is a central building which houses the Association and it is staffed six days a week, year round.  There are some who live here full time.

There is an annual P. O. A. assessment fee of $125.00 per year, but you really got a lot for that money!  (That's only $10.42 a month!)
The amenities are as follows, and they are all FREE with a paid up assessment.  There are no hidden costs!

The development is private and there is a security guard on duty 24/7, 365 days a year.  To enter you must have a valid Property Owners Card.  This service insures that outside persons do not just drive in and disturb our peace and quiet.

There are Heated Bath Houses throughout the development, which are maintained and cleaned daily.  They all have hot showers and  toilets, etc.  The Bath Houses also have water stations and facilities for dumping RV sewage.  The water is from our private wells and it is tested daily to insure compliance with State health standards.

There is a large, and very nice, community swimming pool; complete with showers, toilets and changing facilities.  Just a couple of months ago it was completely upgraded and it is far better than before that work.

The roads are all gravel and they are maintained by a competent staff.  We also own the  proper equipment to accomplish the work.

Wildlife is everywhere and deer are often seen throughout the community.

SALES AND PAYMENT DETAILS:
I am selling this lot only because I have purchased one much nearer my home.  There are no liens on this property and all taxes are current and paid.
Transfer of ownership will be by a recorded Warranty Deed and the winner will own it free and clear.
The final sale price includes a paid up assessment until May 15, 2011.  You will enjoy nearly a year for free!
In addition, I left my tent (seen in the photos) and some other items of value.  Assuming (but not guaranteeing) that no one has disturbed these items, they are free of charge.  (Sorry, but I took the kayak.)

The winning bidder must add to the final price $125.00 for deed preparation, recording fees, etc.  The winner must pay the full price and fees within three (3) days of the close of the auction or it will go to the next highest bidder.

I strongly prefer PayPal but will also accept payment by certified check or guaranteed funds BUT, only if you immediately contact me after the auction.  Any check will have to clear my bank before continuing with the transaction.
