Located 15 miles west of Rawlins, just off Hwy 80. I have a gentleman that will show you the land. He lives out in the Rawlins area. You would drive west out of Rawlins on Hwy 80 and take the Riner road exit. Then you would drive north on Riner Road for about nine miles and the land is in that area. Rawlins population is about 10,000 people. This acreage was part of an old grazing ranch. This land is raw and unimproved.

The property offers excellent antelope and some deer hunting. In this area there is one of the largest antelope herds in the USA!

The property is in Sweetwater County.

PRICE/TERMS:

$12,500 (minus your down payment of $99 ) financed at 9% interest with low monthly payments of $123 over 186 months, $111 financed over 240 months or $99 financed over 360 months (you choose). The more you put down, the less your monthly payment will be. You can pay the balance off at any time with no pre-payment penalties. This is just the owner financing that we offer. Cash is welcome too! We accept pay-pal, credit card, money order and personal check. Yellowstone Mortgage Company will handling the paperwork and your account.

PROPERTY INFORMATION SHEET-SWEETWATER COUNTY

ZONING-

The property is zoned "Open Range," which basically does not allow residential usage without being on a county approved way or road or applying for, and recieving, a zone change.

MINERAL RIGHTS-

Since 1862, the actual mineral rights on much of the land in Wyoming have been owned by the railroads. Customarily, however, in many cases landowner is provided a form of royalty ( referred to as surface owner agreements ) on all oil and gas taken out of the ground. So you would get a check from the gas company every month. If this was to happen ALL money you recieve would go toward the balance of the land until paid in full.

WATER/UTILITIES

No utilities of any nature are represented and seller has no estimates as to the cost of any such services. While a property owner has the right to drill a domestic well. The success of finding water can never be guaranteed.

PROPERTY TAXES

Taxes are currently approximately .50 cents per acre annually. All taxes are current and paid up to date! yellowstone Mortgage Company pays the taxes on the entire ranch and bills the property owner every year.

ACCESS-

There are recorded access easement from a public road across all private lands to the property and access through public land is by means of long standing BLM policy. However, an actual physical road may or may not exist at this time.

SURVEYS-

USGS ( United States Government Survey) maps are utilized and many times the old survey stakes can be located. These USGS maps cover sction ( 640-acres ) corner and private surveys have not yet been performed.

CATTLE GRAZING-

This is open rangeland and others have the right to graze cattle and livestock on the property. However, a new owner can terminate that right by fencing out the property ( but the fence must be set-back 30 feet from property boundaries to allow cattle ingress and egress).

TRANSFER OF TITLE-

In Wyoming, it is normal and common for title to be transferred by means of Sales Contract whereby the recorded title is held until payment in full, at which time a deed is issued in the buyer's name. The seller currently has a Policy of Title Insurance on the property, but the buyer can, at his/her own expense, have a new policy issued by First American Title Company.
