We have actually lived in Rio Rancho since 1989. Unlike other sellers of Rio Rancho land, we ACTUALLY LIVE and work in the community. I should add, we love it here. Just a quick summary of why we love it here. Great weather, great schools, low crime, low cost of living, near a big city without living in the big city. We have a 19 year old daughter, and appreciated having her in one of the top school districts in New Mexico (thanks to Intel money). Need I say more? One more advantage we have of living in the Rio Rancho community. We know where the GOOD lots are.  Lots, like this one in are selling for around $7000 to $19,000 per 1 acre. Several eBay listings and several Real Estate sites back this up. Several maintained roads go through this unit. An easily traversed road goes right to the lot. So access is guaranteed. Heck, I drove my Camry to this lot.

Zoning is residential, mobiles OK. No Leans and taxes are around $40 a year and current through 2008. No association fees or time limit to build. Power and phone are nearby.  Water and sewer are by well and septic (the norm for this area). I should add, the water in Rio Rancho is so good, that it is bottled and sold in Albuquerque as bottled water. Just as an aside: I used to be an environmental chemist in a major lab. I have personally tested the local water in the lab and found it to be very good. Very good, well maintained, dirt roads lead to the parcel.

The highest bidder will own this parcel of land.  One seller is getting $14,000 for a 1/2 acre parcel in Unit 26 with financing. Granted, his price was RETAIL.  But this is eBay after all. We all shop eBay for the bargains, not retail prices.
