  South Park is a sportman's paradise. We are situated along or near several major highways that make it an easy drive to World Class ski resorts in Breckenridge. An hour drive to Colorado Springs, Canon City,  100 miles to Denver!

 

    Hartsel Springs Ranch is a historic, 29,000 acre working buffalo and cattle ranch!   It's like living in your own National Park!  Abundent wildlife abounds including elk, pronghorn antelope, deer, buffalo, bears...   We have the bluest skies you've ever seen & views of year-round snow capped mountains! This lot is only minutes from 3 beautiful area reservoirs that hold several state records. Not to mention World Class fly fishing....

 

   Hartsel Springs Ranch is sub-divided into several sections. This lot is in a particually sought after area because, most importantly, it has POWER and phone to the property line! (That's a big deal when electricity can run as much as 2k per pole!)  Lot is located on a county maintained road.  There are several year round residents nearby, including our home, and we all have excellant wells that produce 14 gallons per minute!  (That is also a HUGE deal!) You'd hate to spend 10k on a well only to find out that there is no water beneath you!

   We are reluctantly selling only because we have a small business that will require us to purchase several pieces of equipment and banks are not loaning money!  So the time has come for Americans to bank on eachother!  That is why we are willing to do owner financing, short term,  0% financing!  The reason for the 0% is that there are many lots available and anyone considering purchasing mountain property will certainly give this parcel consideration over many others due to the 0% financing. (Separation from the pack as I like to call it!)

   If you are not familiar with the area, there are several parcels available that are literally miles from the grid. Miles from decent roads!  Those are poor investments.    

   We live within several hundred yards of this property and will be glad to keep an eye on your camper or RV if you choose to leave it up here during the Summer or while you build!    

   Taxes are approx. 235 a year and are paid through the year.   There are no HOA fees at this time in this section.   There are covenants in place in regards to building, such as minimum square footage. No mobile homes, only stick built homes.  That is an incredible rarity out here!  You'd hate to build your dream home and then have a dump next door....  There are no time limits to build.

My only request is that buyer does not begin to build or place any permanent structures on property until lot is paid in full. Any improvements or changes to property must be approved by seller beforehand. Example, fences, gates, ect!

    Possible financing scenario:  30k @ 0% for 60 months = 500 a month. Ending auction price will be considered a down payment from the purchase price of $30,000 and will be deducted from $30,000.  Payments will then be figured from that adjusted amount.  There are no document or other processing fees that many others charge!   Let's keep this simple for both parties....  I will carry for a maximum of 60 months, 0 % financing. Payments will be due on the 1st of each month. Taxes are to be made for each year on the anniversary of the purchase date in addition to monthly payment.   I will hold the deed until final payment has been made.  A general warranty deed will, upon completion of payments, be granted.  In the event of a default of payment of more than 15 days, land will be relinquished to the seller and purchaser will forfeit any and all monies paid. (In other words, you do your part, I'll do mine and we'll get along fine!)   I'll be glad to report to the credit agencies, upon completion of payments, that purchaser made payments on time!
