This property is nestled in the foothills of Southern Colorado next to the Rockies at the
base of Greenhorn Mountain. The closest large town is Walsenburg, about 20 minutes
away, which has most services and necessities. Pueblo, a larger Colorado city is about
35 minutes to the north, and it is about an hour and fifteen minutes to Colorado Springs
and two hours and fifteen minutes to Denver.

Distance to electrical power is about 1/3 mile.
This lot has spectacular wide open views of snow-capped mountains and the plains to
the east. The terrain is gently rolling and very buildable. There is ample grass and plenty
of room for horses. It is 1/3 mile from the main road so you'll have peace and quiet.
That last stretch is just a trail, so when you build, you'll want to put in a nice driveway
on the access easement. The property dimensions are about 1777 feet by 904 feet by
1735 feet by 903 feet.
Wildlife are plentiful here. I sometimes see pronghorn antelope nearby as well as deer,
fox, coyotes, wild turkeys, rabbits and birds.
San Isabel National Forest is only about a 15 minute drive from here and has tens of
thousands of acres of public land with wildlife and places to hike, mountain bike, etc.
There are elk deer, and many other animals. The Spanish Peaks and the Sangre De
Cristo mountains are home to some of Colorado's largest herds of bighorn sheep.
Half an hour to the South of here next to Walsenburg is Lathrop State Park, which is a
great place to fish, hike, swim and watch wildlife. Horseshoe Lake and Martin Lake are
located inside the park and they are known for their fishing, boating and water skiing.
There is also a golf course near there.
FISHING
Martin Lake has perch, walleye, wiper, largemouth bass, bluegills, smallmouth bass,
black crappies, channel catfish, rainbow and cutthroat trout and north pike. The Colorado
Division of Wildlife reported on their web site that there were some northern pike in the
20 pound range taken.
Horsheshoe Lake has channel catfish, bluegills, rainbow, brown and cutthroat trout,
smallmouth and largemouth bass, carp, and tiger muskies.
Pueblo Reservoir, about 50 minutes away, offers great fishing for walleye, bass, pan fish
and trout. It is one of the largest lakes in Colorado and a popular place for boating and
water skiing.
INVESTMENT
I have set the Buy-It-Now price very low to sell it quickly and I have not listed this
property with a real estate agent.
Recently, a similar lot half a mile away sold for $57500. At this price, you will certainly get a real bargain.

DIRECTIONS
Take I25 to the Lascar Road exit which is about 12 miles North of Walsenburg,
Colorado and about 5 miles south of the Pueblo County/Huerfano County line.
Turn west on Lascar Road and go toward the mountains for 4.5 miles. On the
left (south) side of the road there is a gate in the fence with orange survey
tape that marks the trail to the property. Open the gate (please close it after
driving through) and go on the trail for 0.4 miles staying to the right just past
the bushes. Turn to the left around the bushes and go about 400 feet to the
wooden stakes with orange paint that mark the access easement to the property.
Turn right and follow on the right side of the stakes for 1/4 mile to the northwest
corner of the property which is marked with two wooden stakes close together.
See the map for the locations of the other corners to the east and south of there.
The southern corners are right next to the fence (on the north side of it). The
southwest corner is marked with the original survey marker and a large post as
well as a wooden stake. The other three corners are marked with a wooden stake
that were placed by measuring from that corner and the other survey markers to
the north.
Please take care in driving to and on the property as there are plenty of cactus
in the area. Be sure to take a copy of these directions and the map along when
visiting the property.
DETAILS
This is a cash sale only. Your winning bid is the actual sale price. I can not carry a loan on this property. The winning bidder is expected to send the down payment (or $500.00 earnest money) to me (Pay Pal, cashiers check, or money order) within 3 days of the close of the auction.
I will send the buyer a standard real estate contract. The buyer will send the signed contract and closing papers, along with a cashiers check for the remaining payment to the title company within 7 days. It will take a couple weeks for the title company to finish the closing (record the deed, distribute the funds to me, and provide title insurance, etc). The buyer and seller will split closing costs equally (approximately $200.00 each).
