You are bidding on a 10 acre property located in the San Luis Valley of Southern Colorado.  This is a great residential lot with gorgeous mountain views that you can build a cabin or home on, or use it as an RV lot.  Horses are ok too!  The property is only 3 lots away from the Rio Grande River (a very short walk!) for some of the greatest fishing in Southern Colorado!  (see Picture 3 for proximity to River).  The official description of this property is Rio Grande Ranchos, Unit 26, Block 0, Lots 3 and 4.   This property sits right on the corner of Ouray Rd. and Uncompagre Rd. and is very easy to get to off of Hwy 248 or Hwy 142. (see picture 2 which shows the entrance to the subdivision off of Hwy 142).

The zoning for the property is residential/recreational.  There are no association fees or dues, and there is no time limit to build a home.  There are no liens on the property.  All of the roads in the subdivision are wide maintained gravel roads and all are in decent condition.  The Mountain Views from the property are incredible in all directions!  This property is going to use a well system for water use and all tracts in the subdivision are guaranteed a well permit.  This is extremely important because not all subdivisions in the county can get well permits!

We are a family owned business (Reichwein Ranches), and own a Ranch a few minutes outside of the small town of San Luis (see picture 8 of our Ranch).  My father has been buying and selling property in the San Luis Valley for 30 years (long before Ebay!).  My sister Julie and my Dad have been selling property on Ebay for 6 years. (see their listings under Coloradomtnproperty).  We own all our property free and clear, and will be happy to show you your property whenever you want to come out for a visit.  We will have you meet us at our Ranch, and we can drive to the property together (which for this property it would be about 15 minutes away). We hope you will love Southern Colorado as much as our family does!  We also allow our customers to make exchanges for another property during the lifetime of the loan without any extra fees. You are bidding on the down payment for this property, and we will finance the balance for you.  Your bid price will be subtracted from the full purchase price of $19,800.  The balance can be paid over 4 years at 0% interest or paid over 20 years at 6% interest.  Buyer pays the real estate taxes and the annual taxes will be prorated and added to the monthly payments.  The taxes for this property are $146.50 a year. 

 

There are no pre-payment penalties on the loan!  You can pay it off at any time.  Bidding high does not change the total price of the property.  It simply helps you win the property, and it does lower the monthly payment amounts.  We also offer a 10% discount on the purchase price if you want to pay cash for the property.  You will receive a Warranty Deed on the property immediately if you pay cash for the property.  There are no credit checks!   My family owns all the property free and clear, and you will be dealing with our family for the life of the loan.  We do not sell the loans to anyone (like some other eBay sellers do), and you can start using the property immediately after the contract is signed, and we receive the first payment.   There are no additional documentation and/or recording fees either!  The buyer must contact the seller within 24 hours of the end of the auction.  The down payment and first monthly payment must be received within 48 hours of the end of the auction.

Monthly Payments at 6% interest for 20 years: $140.42 a month. (This assumes a $200 deposit so you are paying interest on the balance of $19,600). Monthly sales tax of $12 per month will be added to this amount so the total monthly payment would be $152.42. (If the deposit amount is different than $200, then the monthly payments will be adjusted accordingly)

 

Payment Option 2

 

Monthly Payments at 0% interest for 4 years: $408.33 a month. (This assumes a $200 deposit so you are paying no interest on the balance of $19,600). Monthly sales tax of $12 per month will be added to this amount so the total monthly payment would be $420.33. (If the deposit amount is different than $200, then the monthly payments will be adjusted accordingly)

Cash Purchase with a 10% discount: $17,820. ($19,800 minus the 10% discount). For this option Annual Taxes will be buyer’s responsibility and will need to be paid directly to the County.

 

 

Information about the area!

 

The San Luis Valley sits at approximately 7700 feet elevation, and is surrounded by Mount Blanca to the North (14,350ft), the Sangre De Cristos to the Northeast, and the San Juan mountains to the West.  This specific property is approximately 20 minutes West of San Luis (see picture 9 of the town of San Luis which is the oldest town in Colorado), approximately 35 minutes Southeast of Alamosa, and an hour North of Taos, NM.   There are four distinct seasons with moderate summers and cold (but sunny!) winters.  There is on average 350 days of sunshine per year, and about 8 inches of rainfall a year.  Wildlife in the area is abundant, and the outdoor activities are endless!

Rio Grande River begins high in the San Juan Mountains and journeys all the way to the Golf of Mexico.  Fish for brown trout, rainbow trout, and native cutthroat.  

 

Smith Lake and Reservoir: Only 20 minutes from the property (see picture 10): Two boat ramps are available and 18 inch trout have been reported to be plentiful!

 

Sanchez Reservoir: Only 25 minutes away from property.  Fish for  walleyes and northern pike particularly in the Spring!

Driving Directions from Denver to your property: (Approximately 4 hours) From Denver go South on Hwy 25, West on 160 (turn off at Walsenburg), South on 159 (turn at Fort Garland), West on 142 (turn at San Luis).  Drive for about 20 minutes on 142 and the property subdivision is on the left.   The drive from Denver takes you through La Veta Pass, and it is one of the prettiest drives you will ever make!

 

Driving Directions from Taos to your property:  (Approximately an hour) Go North on 522 which turns into 159.  159 takes your right into San Luis and then go West on 142 (turn at San Luis).  Drive for about 20 minutes on 142 and the property subdivision is on the left. 

 

Driving Directions from Alamosa to your property:  South on 285 for about 20 to 25 minutes, turn right onto 142 (going East), drive for about 10 minutes on 142 and the property subdivision is on your right.
