Hardcover book is in fair condition with all 440 pages intact.  The outside hardcover has wearing, especially on edges and tearing on spine.  Inside pages are clean but have slight browning on edges.  Binding is loose, especially in front.  

From years of collecting and from parents and grandparents... (cleaning out!)
