There is a well run association with yearly dues of $150 and some covenants to help keep it more pristine, quiet, harmonious and protect the abundant wildlife, such as:
No dirt bikes, quads, A.T.V.s or motor boats are allowed.
No hunting or shooting in the development ( you may hunt in the National Forests )
A home or cabin must be at least 600 Sq. Ft. and be built onsite.
The association maintains and plows the roads in winter, and there is a very nice smaller community building with restrooms and showers and a trash dumpster for your use and there are well trained managers for assistance, security and to oversee. There is also a board of directors with a vision to help maintain Forbes Park as the beautiful, pristine place that it is, and also a well trained volunteer first responce medical team as well as other volunteer groups.
There are several very nice golf courses within a half hour or so, and four breathtaking ski resorts within an hour to two hours drive.

Its about 3 hrs to Denver, 2 hrs to Colorado Springs, about 1 1/2 hrs to the beautiful Taos New Mexico, or 185 miles to the beautiful Aspen for shopping, flights, etc. and its about 12 miles to smaller towns for groceries, gas, motels, restaurants, most ammenties. The most reasonable flights and car rentals are generally into Denver International Airport ( Den).
