Wildlife -The SLV is home to hundreds of thousands of acres of wetlands and refuges  - therefore wildlife is abundant.  Deer, antelope, and elk are seen regularly throughout the valley, as well as hawks, golden eagles and bald eagles.  The famous annual Crane Migration takes place at Monte Vista Wildlife Refuge nearby.  The many reservoirs in the area provide for fantastic fishing opportunities.. some of the best trout fishing in the state of CO can be found along stretches of the Rio Grande River.   The area is home to open grazing land and on any given day, you could see wild horses running through the valley.

A 30 -40 minute drive will put you into the town of San Luis Colorado - which is home to the famous Stations of the Cross.. and has the distinction of being the Oldest town in Colorado.  A one day to the drive to the Grand Canyon, Zion National Parks.. etc.

We own this property outright and clear with no encumbrances, and all property taxes are current and paid.  For the sale of this property, the buyer will be responsible for the deed recording which will run about 150 dollars.  Full payment is required within 2 weeks of auction end.  Once the auction has been paid in full, you will receive a warranty deed from the county and a copy of the most recent title search done.  If the buyer requires a formal closing, that can be arranged with a 5K deposit to be sent to the title company within 10 days of auction end.
