You will place the following ad:

That ad hits three major nerves for the Seller:  1.  The Seller doesn't have to take a discount to sell.  2.  The Seller can sell very quickly in this market (the house has probably already been on the market for some time).  3.  The Seller doesn't have to pay a commission.  WOW!  Are you excited yet?  How many Sellers do you think you'll attract?  When you call the Sellers back, you'll tell them that you actually UNDERSTATED things a bit and that they will actually get MORE than full value and ask if they are still interested.  They will, of course, say yes, and then you set an appointment to meet at the house.  Here is how you get paid:

You will sell the house for full market value PLUS an extra 5 percent (105 percent total) to a person with a good job and bad credit.  Using my better-than-platinum Lease Option Contracts, you will collect 5 percent in nonrefundable option consideration and bring the cashier's check of 5 percent plus the signed Contracts to the Seller who will then cut you a check for half of the overage amount that you got for him (2.5 percent).  You walk away from the deal with no further obligations or risk and move on to the next deal.  On a $200,000 house, that would be a quick $5,000 for an hour of work.  It's a little more complicated than that, but I will explain everything from A to Z.  You will do this without an assignment of any type.  The Seller will absolutely love giving you your fee, since you just got him not only full value and a quick sale, but you also got him 2.5 percent MORE than full value!  Everything hinges on two very special Contracts (that will be full explained in my Course).  This is what the winning Bidder will receive:
