About Eagle River Inn Resort...
Indulge in a vacation in the seclusion of the Wisconsin northwoods. Located on the shores of Watersmeet Lake, headwaters to the world's largest continuous chain of 28 lakes, the resort provides countless water sports and activities. A restaurant and lounge (open seasonally), an indoor pool, hot tub, sauna, and fitness room are just some of the activities on site. In winter, snowmobile to your heart's content on more than 1,000 miles of the best groomed trails (guided rides are available). For excellent downhill skiing, Ski Brule is a short drive from the resort. Cross-country skiing is also nearby.
About Your Condo...
This magnificently appointed vacation home (deeded #2A) is in the resort's “Floating” system, which means that each year you may be assigned a different unit, but you will always be able to reserve at least a full one bedroom condo. These beautiful vacation condos are fully equipped with a full kitchen and bath. The whole family (up to four people) will be very comfortable in this luxurious condo. All homes at this resort are professionally decorated and fully equipped including all kitchenware, towels, linens, pillows, blankets, etc. - in short, everything you'll need to make your stay one you'll remember for a lifetime All you need to do is show up and enjoy!
The Week
The week is also in the resort's "Floating" system, which simply means that you can call the resort each year and choose the week that suits you best for that year. You can choose from any of the following weeks: 1-20 (January thru May) and 38-49 (late September thru early December). We happen to love this choice of weeks as it includes some of the best weather weeks in Wisconsin. Enjoy a relaxing vacation during the fall months, maybe some downhill skiing during the winter months, or enjoy some of the best golfing weather around during spring. Once you reserve your week you can use it yourself or you can trade your mid-season white week for one of over 4,600 resorts in the RCI Exchange System (code is 3015). The trading power is really excellent as this area is very popular year round. The week has had an excellent trading history for places like Orlando, Bahamas, Myrtle Beach, Hilton Head, Lake Tahoe, South Padre Island, and many others. The ownership and usage is annual, it is permanently deeded, and the yearly maintenance and taxes total $395, which is a real bargain for a full week’s vacation in this beautiful location.

Most timeshares are deeded property, and as such they go through a relatively simple yet sometimes lengthy process in order to transfer ownership, just like any other real estate transaction. New deeds must be created and executed, then sent to the appropriate county for recording, and then sent to the resort for their own transfer processing. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the county recording offices or the resort management and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you do not understand this or are the impatient type, please do not bid on this item. Thank you.
Refund Policy
Our refund policy is pretty simple and straight forward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort or the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong thru no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.
More Details
There is no mortgage on this timeshare. Maintenance and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.
The purchaser will begin ownership with the 2010 week, and will be responsible for the 2010 maintenance fees.
Please note that this is the time of year when the resorts begin to send out their maintenance invoices for the upcoming year. Therefore the new purchaser must agree to forward payment for the 2010 maintenance fees if the closing company requests it, as this resort will require the payment to accompany any transfer documents.
Please note that the pictures you see in this auction are of a "typical" unit. They were supplied by the resort itself or one of the exchange companies. If you need more detailed information please feel free to contact us, and we will be happy to tell you anything we can, however please do so BEFORE you bid. We would hate for you to win the auction only to find out later that there was a question you didn’t ask, thus making you back out of the transaction. eBay does not look kindly on bidders who don’t follow thru with their promises, and we follow eBay’s rules on reporting “Non-paying bidders”. The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. This company is an “Accredited” member of the Better Business Bureau, with an A+ rating. Their price for closing is quite reasonable and very competitive. We use this firm, and this firm ONLY. Why? Because we’ve tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don’t ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be $0. This price will include all closing costs including document preparation, deed recording, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new deed with the resort on behalf of the new owner.
