You are bidding on the "Down Payment" for a Large Building Lot located southeast of Albuquerque, New Mexico in Valencia County. It is located in the Rio Del Oro Communities and is close to several already developed areas!!! 
 
This Lot is in the RIO DEL ORO SUBDIVISION Unit #13. It is Lot 19 in Block 24. The Lot is 87.25 Feet Wide by 136.13 Feet Deep, which is slightly over 1/4 Acre. It is Located on Cyril Street in the Central Portion of the Unit. It is only a short distance from San Gabriel Blvd. This is one of the main platted roads in the area. It is only a few lots from a future Park Site / School Site / Community Center Site. And it is conveniently located only a short distance from the City of Belen, the County Seat of Los Lunas, Interstate 25, and Albuquerque. Another Developer has Purchased a 6,000 Acre Tract near the same exit and is getting it ready to develop. Valencia County's population has grown an unbelievable 46% in the last 10 years alone. The City of Belen already has a population of 6900 and the "Rio Communities" has another 5800. This area is rapidly growing in value and popularity.

On August 2, 2006,an Aircraft Manufacturer called LOPRESTI FURY announced it will build a new manufacturing plant in Belen. The plant will build a 2 seater sport aircraft and will employ 350 workers.

On Election Day on November 7, 2006, a whopping 76% of the residents of Valencia County voted to pass a referendem to Build a New Hospital in the county. THEY HAVE ANNOUNCED THIS NEW HOSPITAL WILL BE BUILT INSIDE THE RIO DEL ORO SUBDIVISIONS. It was supposed to be completed and running in 2010. This will be another Huge Boost to this area!!!

In the immediate Belen area there is a Walmart Super Center, IGA Grocery, Staples, Senior Center, Museum, The University of New Mexico Valencia Campus, as well as the normal array of schools, churches, health care, etc. With convenient access to Interstate 25, all other amenities are just a short drive away in Albuquerque. The very next exit north on Interstate 25 has another Super Walmart as well as Walmart's Central Distribution Center for the entire state. On up I-25 is Albuquerque, which is the Largest City in New Mexico, and is home to the Annual International Balloon Fiesta. And don't forget the large Resort and Casino in Isleta that is just a 25 minute ride away.

The Regional Transportation District has recently launched the NEW PASSENGER RAIL SYSTEM and it is now in operation. This connects the Belen / Los Lunas area directly with Albuquerque. Residents are now able to live in the Belen area and work in Albuquerque, and commute on this light rail system. They have already completed the construction of the extension of this Rail System to the State Capitol of Santa Fe.

There is easy access and county road frontage for this subdivision and nice building sites with great views. There are no time restrictions on when to build and there are no unreasonable restrictions on what to build. The VIA Home Owners Association has dues of approx $24 per year. This Home Owners Association helps to promote the area as well as take care of the many Benefits for the Owners.

There are utilities in the area, but they are not on the property yet. For now Water would be by well of approx 100 to 250 feet and Sewer would be by septic - when you build. After City Water and Sewer Lines are run, there properties should be worth much much more. Taxes are under $20 per year per lot and are current. Cell phones are normal. Title is free and clear. Every Lot in this Subdivision was surveyed and pinned when it was laid out!!! This lot is Zoned for "Single Family Residences".

NOTE: The Rio Del Oro Subdivision does generally require at least 1/2 of an acre (which is 2 lots) to issue a building permit for a permanent home when the lot is not serviced by a city water and a city sewer system. This auction is for a single lot which will presently not meet this 1/2 acre minimum requirement. When the city utilities are installed this would no longer be an issue as every single lot would then be buildable, and will become much much more valuable. As a result this lot should be considered as a short to mid term investment.
